Vita Partners is Asia-Pacific’s largest pan-regional pure-play life science, innovation and R&D real estate platform, backed by an Australian headquartered multinational real estate company and leading US private equity growth investor. The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments – a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients. The investment management business currently manages ~SGD 2 billion of AUM on behalf of institutional investors, with strong aspirations for growth within the region.

The Investment Director will play a key role in identifying, evaluating, and executing investment opportunities while contributing to the growth and expansion of Vita's operating platforms (direct investment and platform investment perspective). The role requires a commercially minded investment professional who combines strong transactional experience with business development capabilities, relationship management skills, and an entrepreneurial approach to creating and executing opportunities.

The role has 5 primary components:

  • Leading investments (origination, underwriting and execution) in Singapore market from a direct investment perspective
  • Working on platform transactions across Asia Pacific
  • Supporting country teams outside of Singapore on investment opportunities
  • Supporting the broader business on business development opportunities
  • Supporting engagement with 3rd party investors

Role Overview

Key Responsibilities

Investment Origination & Business Development

  • Proactively identify and originate investment opportunities across target sectors and markets.
  • Develop and maintain relationships with investors, developers, operators, advisors, financiers, and strategic partners.
  • Build a strong network of industry contacts to generate proprietary deal flow from a direct investment perspective in Singapore and platform opportunities across Asia Pacific.
  • Assess emerging market trends and identify new areas for strategic growth.
  • Support the development and expansion of Vita's thematic investment platforms.

Transactions & Investments

  • Lead the evaluation and execution of direct acquisitions, joint ventures, strategic partnerships, and platform investments.
  • Undertake financial analysis, valuation modelling, investment underwriting, and commercial due diligence.
  • Coordinate transaction processes with external advisors and internal stakeholders.
  • Prepare investment papers and recommendations for senior management and investment committees.
  • Negotiate transaction terms and assist in transaction structuring and completion.

Strategic Initiatives

  • Assist in evaluating new business lines, operating partnerships, and platform acquisition opportunities.
  • Support corporate strategy initiatives and growth projects.
  • Contribute to capital raising, investor engagement, and strategic partnership discussions where required.
  • Analyse competitive positioning and market opportunities to support business growth.

Asset & Portfolio Oversight

  • Monitor portfolio performance and value creation initiatives.
  • Work with operating partners and management teams to enhance operational performance.
  • Support strategic decisions relating to portfolio optimization, growth, and exits.

Stakeholder Management

  • Build trusted relationships with internal and external stakeholders.
  • Collaborate closely with senior leadership on investment, business development, and strategic priorities.
  • Represent Vita professionally across industry events and networking forums.

Knowledge, Skills & Experience

  • 8-15 years of experience in real estate investment, private equity, infrastructure, corporate development, or related investment sectors.
  • Experience across direct investments and transaction execution.
  • Exposure to corporate transactions, platform investments, mergers and acquisitions, or strategic growth initiatives is highly desirable.
  • Proven track record in sourcing or originating investment opportunities.
  • Experience working within entrepreneurial, growth-oriented, or platform-building environments is advantageous.
  • Strong financial modelling, valuation, and transaction execution capabilities.
  • Experience preparing investment committee papers and transaction recommendations.
  • Commercial understanding of real estate markets and operating businesses.
  • Ability to assess both investment and business opportunities.
