Senior Real Estate Investment Manager – Prospective Fund Manager

Investia Capital Group (ICG) is looking for a Senior Real Estate Investment professional with an engineering background to join our team in New Cairo.

The role will focus on identifying, evaluating, structuring, and managing real-estate investment opportunities , with the opportunity to progressively take responsibility for managing specialized real-estate investment funds.

We are looking for an experienced professional who understands real estate from both the investment and physical asset perspective and has a proven track record in evaluating real-estate transactions. This is not a property-sales, brokerage, or purely technical engineering role .

Key Responsibilities Source and evaluate real-estate investment opportunities.

Conduct investment analysis, feasibility studies, and transaction assessments.

Evaluate acquisition prices, development costs, rental income, operating expenses, and exit values.

Assess investment returns, cash yields, capital appreciation, and overall investment attractiveness.

Participate in property, technical, financial, and commercial due diligence.

Evaluate development and construction risks from both engineering and investment perspectives.

Assess leasing strategies, tenants, occupancy, and rental cash flows.

Monitor the financial and operational performance of acquired assets.

Develop acquisition, holding, value-enhancement, income-generation, and exit strategies.

Participate in structuring real-estate investment funds and preparing investment recommendations for investment committees.

Work closely with developers, property managers, brokers, engineers, valuers, lawyers, and financial advisers.

Contribute to building ICG’s real-estate investment platform and progressively assume fund-management responsibilities.

Requirements

Bachelor’s degree in Engineering , preferably Civil Engineering, Architecture, or a related discipline.

8–15 years of relevant professional experience , preferably with 10+ years .

Proven experience in real-estate investment, acquisitions, asset management, development investment, or portfolio management .

Experience evaluating real-estate transactions and investment returns.

Strong understanding of property valuation, feasibility studies, financial models, development costs, leasing, and rental income .

Exposure to multiple real-estate asset classes such as: Commercial

Office

Residential

Hospitality

Mixed-use

Income-generating properties

Development projects

Experience with a real-estate developer, family office, investment company, institutional investor, investment fund, or major property owner is strongly preferred.

Ability to understand both the physical/technical aspects of an asset and its financial investment case .

Strong commercial judgment, analytical skills, negotiation skills, and communication abilities.

Preferred Candidate Profile

The ideal candidate will have exposure to multiple stages of the real-estate investment lifecycle: Acquisition → Development → Construction → Leasing → Asset Management → Value Enhancement → Exit Candidates with experience limited exclusively to construction, engineering supervision, property sales, brokerage, or property administration will not be considered sufficient for this role.
