Key responsibilities
Review project appraisals, budgets, cost plans, cashflow and contracts from a lender’s perspective.
Monitor construction progress, programme, costs, quality, variations, claims and delays.
Independently verify project progress and contractor payment applications to support lender drawdowns.
Monitor cost-to-complete, forecasts, contingency and overall project financial performance.
Identify, assess and report key project risks, recommending appropriate mitigation measures.
Conduct regular site inspections and attend project progress meetings.
Liaise with the borrower, contractor and design team while maintaining independence and confidentiality.
Prepare monitoring reports, drawdown recommendations, executive summaries and ad hoc risk reports.
Requirements
Experience & background
Chartered membership of RICS (MRICS/FRICS) or equivalent recognised professional body.
Minimum 8–10+ years' post-qualification QS experience, including prior experience in development/bank monitoring, employer's agent, or project monitoring roles.
Experience working on projects in Saudi Arabia or the wider GCC strongly preferred; familiarity with local contracting practices, FIDIC-based contracts, and Saudi regulatory/permitting environment.
Strong understanding of construction finance structures, drawdown mechanisms, and lender risk requirements.
Excellent written reporting skills suitable for credit/investment committee audiences.
Willingness and ability to travel/be based on site across KSA.
