Core Mission
An HVAC Project Manager delivers cooling systems on time, within budget, and up to engineering code by coordinating clients, engineers, and site installers.
📋 Phase-by-Phase Responsibilities
- Design & Procurement
- Verify Calculations: Check thermal heat load requirements against equipment specs.
- Survey Sites: Map out pipe routing, core-drilling, and electrical capacity.
- Source Gear: Order long-lead units (VRF, chillers) to prevent site delays.
- On-Site Installation
- Manage Trades: Coordinate mechanical, electrical, and plumbing installers daily.
- Protect Structures: Scan for structural rebar before drilling pipe holes.
- Sequence Work: Install hidden ducting and piping before ceilings are sealed.
- Quality & Testing
- Pressure Test: Witness mandatory 24-hour nitrogen leak tests at 550 PSI.
- Check Drainage: Verify a 1:100 downhill slope on drain lines to prevent leaks.
- Enforce Safety: Oversee high-risk tasks like copper brazing and roof work.
- Budget & Handover
- Track Costs: Approve contractor progress claims and manage variation orders.
- Test Performance: Confirm system achieves the target 8°C–12°C cooling differential.
- Deliver Manuals: Hand over as-built blueprints, warranties, and maintenance logs.
