Property Manager - Essex | £45,000 - £55,000 My client, a well-known residential property developer, is seeking an experienced Property Manager / Block Manager to oversee a portfolio of complex, high-risk residential developments across Essex. The successful candidate will take responsibility for the day-to-day management of predominantly high-rise residential buildings, ensuring full compliance with statutory, leasehold, building safety and fire safety requirements. Acting as the main point of contact for residents, contractors and stakeholders, you will ensure properties are managed efficiently whilst maintaining high levels of customer service. Responsibilities will also include supporting the mobilisation of new developments approaching practical completion. Based on the attached job description, the role involves managing complex and higher-risk residential developments, leasehold obligations, contractor performance, resident relationships and compliance matters. Key Requirements: Minimum 2-3 years' experience in Residential Property Management or Block Management. Experience managing high-rise and higher-risk residential buildings with a strong understanding of: Building Safety Act requirements Fire safety compliance Cladding and building regulations

Experience preparing and managing service charge budgets and financial reporting. Proven track record managing Section 20 consultations, major works projects and insurance claims. Solid understanding of leasehold legislation and residential property management best practice. TPI/ATPI qualification (or working towards) preferred. Full UK driving licence and access to your own vehicle for site visits.
