Project Manager

We are looking for a Project Manager to lead the planning, coordination, and delivery of villa and residential construction projects in Bali. The ideal candidate has strong project management experience in construction, excellent coordination and problem-solving skills, and the ability to manage multiple stakeholders while ensuring projects are delivered on time, within budget, and to the required quality standards. Key Responsibilities

• Lead and manage construction projects from planning and design development through to completion and handover.
• Develop and monitor project schedules, budgets, resources, and overall delivery plans.
• Coordinate closely with the team to ensure smooth project execution.
• Manage day-to-day project activities and ensure works are progressing according to approved drawings, specifications, schedules, and quality standards.
• Review project drawings, specifications, technical submissions, and construction methodologies to identify potential issues and ensure alignment with project requirements.
• Coordinate the resolution of design, technical, construction, and site-related issues in a timely and practical manner.
• Monitor contractor performance, including progress, workmanship, manpower, materials, and compliance with project requirements.
• Conduct regular site inspections and project coordination meetings to monitor progress, identify risks, and follow up on outstanding actions.
• Coordinate architectural, structural, MEP, interior, landscape, and other project disciplines to ensure proper integration and sequencing of works.
• Review and monitor project costs, variations, procurement requirements, and resource allocation to maintain budget control.
• Support value engineering and constructability reviews to improve project efficiency, cost effectiveness, and buildability.
• Identify project risks, delays, and potential issues and implement appropriate mitigation and corrective actions.
• Ensure project activities comply with applicable regulations, safety requirements, technical standards, and company procedures.
• Provide regular project updates to management, including progress, budget, key risks, issues, and required decisions.
• Ensure projects are delivered within the agreed scope, timeline, budget, quality, and client expectations.

Requirements

• Bachelor's degree in Civil Engineering, Construction Management, or a related discipline.
• Minimum 5 years of relevant experience in construction project management, preferably with villa, residential, hospitality, or similar projects.
• Proven experience managing construction projects from design coordination through to completion and handover.
• Strong understanding of construction processes, sequencing, site coordination, and project delivery.
• Good knowledge of architectural, structural, MEP, and other construction disciplines.
• Experience managing contractors, suppliers, and multidisciplinary project teams.
• Strong understanding of project scheduling, budgeting, cost control, variations, procurement, and construction documentation.
• Ability to identify and resolve technical, coordination, and construction issues effectively.
• Strong leadership, communication, negotiation, and stakeholder management skills.
• Highly organized with strong attention to detail and the ability to manage multiple priorities and deadlines.
• Proficiency in relevant project management, scheduling, documentation, and construction software is preferred.
• Strong understanding of local construction practices and regulations in Bali is an advantage.
