The  Asset Management Property Operations Department   protects and enhances the value of City-owned real estate assets and serving the operational needs of tenant businesses. In addition, the Department assists EDC in the allocation of resources among its properties.

Position Overview: The Senior Facilities Technician supports the day-to-day operation, maintenance, and performance of building systems across a multi-building campus. This role serves as a key technical resource, focusing on hands-on troubleshooting, system reliability, vendor coordination, and support of capital projects. The position works closely with internal teams, contractors, and external partners to help maintain safe, efficient, and compliant facilities.

Essential Duties and Responsibilties:

Building Systems Operations & Technical Support

Support daily facilities operations across multiple buildings to help ensure continuity of services.

Perform hands-on maintenance, troubleshooting, and repair of building systems, including HVAC, electrical, plumbing, fire/life safety, and building automation systems (BAS).

Conduct routine inspections of mechanical rooms, rooftops, and infrastructure to assess condition and identify maintenance needs.

Diagnose system issues, identify root causes, and implement corrective and preventive solutions.

Monitor system performance and recommend improvements to enhance reliability and efficiency.

Support the implementation and use of CMMS and BAS platforms for tracking and optimization.

Participate in on-call rotations and assist with emergency response and after-hours maintenance as needed.

Vendor & Contractor Coordination

Coordinate and monitor third-party vendors and contractors performing maintenance, repairs, specialty services, and facility improvement work.

Assist in reviewing scopes of work and proposals to ensure alignment with operational needs.

Capital Projects Support

Support capital improvement projects, system upgrades, and infrastructure repairs.

Coordinate with project managers, engineers, and contractors to ensure projects are executed with minimal operational disruption.

Assist with site assessments, project walkthroughs, and closeout documentation.

Compliance & Safety

Support compliance with applicable local, state, and federal regulations (including NYC DOB, FDNY, OSHA, and EPA requirements).

Assist with inspections, testing, and documentation related to fire/life safety systems.

Identify potential safety risks and report findings to management with recommended actions.

Sustainability & System Efficiency

Assist with energy management and sustainability initiatives.

Support data collection and reporting related to energy usage and system performance.

Identify opportunities to improve efficiency and reduce operating costs.

Stakeholder & Tenant Engagement

Serve as a technical point of contact for internal stakeholders and tenants regarding building systems.

Communicate maintenance activities and technical issues clearly to non-technical audiences.

Support a positive tenant and occupant experience through responsive service.

Snow Removal

Perform snow and ice removal during weather events, including operating NYCEDC snowplow vehicles and other assigned snow-removal equipment.

Work with internal staff and contractors to maintain safe access to roadways, loading areas, entrances, and other assigned areas, including outside regular business hours when operationally required.

Duty Station and Site Reporting

This is an onsite position that requires a 5-day presence at Sunset Park Campus. The work schedule may include weekend coverage and is subject to manager approval/consideration.

Qualifications:

Bachelor’s degree in Engineering (Mechanical, Electrical, Facilities, or related field) or equivalent relevant experience.

At least 5 years of experience in facilities engineering, building operations, or infrastructure management.

Strong working knowledge of HVAC, electrical distribution, plumbing, and building systems, with demonstrated troubleshooting and repair experience.

Familiarity with Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and system integration.

Experience coordinating vendors, contractors, or consultants to support maintenance and repair activities.

Demonstrated understanding of NYC building codes, regulatory agencies, and inspection processes.

Basic knowledge of sustainability, energy benchmarking, and resiliency planning.

Valid New York State Class D driver license required at time of hire and throughout employment in the position.

Certifications/Ongoing Development:

The following certifications and training are encouraged and may be obtained during employment based on job responsibilities and operational needs:

OSHA 30-Hour

FDNY S12 Supervision of Sprinkler Systems (Citywide)

FDNY S13 Supervision of Standpipe Systems (Citywide)

FDNY S95 Supervision of Fire Alarm Systems

Heavy equipment training, including dump truck, front-end loader, skid steer and backhoe

NYS CDL Driver license, Power Industrial Truck Certification and Aerial Work Platform Certification

CPR/AED and TWIC Certifications

Salary Range $84,000 — $86,000 USD
