Build Your Career in Property Operations

Interested in property but prefer a role that gets you out of the office?

We are looking for a practical, responsible and proactive Property Operations Executive to join our property investment and management team.

You will gain hands-on exposure to the day-to-day management of an active property portfolio—from tenant matters and property inspections to maintenance, renovation works and contractor coordination.

This is not a purely administrative or desk-based role.

You will visit properties, investigate issues on-site, work with tenants and contractors, coordinate improvement works and gradually take ownership of the properties under your care.

Fresh graduates and career switchers are welcome to apply. Training and guidance will be provided.

What You Will Learn & Be Involved In

Property & Tenant Operations

You will assist in managing the daily operations of a portfolio of properties and tenants.

Your responsibilities will include:

  • Act as a point of contact for tenants for day-to-day property matters.
  • Respond to tenant feedback, maintenance requests and operational issues.
  • Conduct property inspections and identify maintenance or wear-and-tear issues.
  • Coordinate move-in and move-out inspections.
  • Handle key handovers and unit readiness.
  • Follow up on outstanding property or tenant matters.
  • Assist with lease renewal administration, utility tracking, service contracts and vendor invoices.

Property Inspections & Troubleshooting

We are looking for someone who is practical and willing to investigate problems instead of immediately passing everything to a contractor.

You will:

  • Visit properties to investigate reported problems.
  • Carry out preliminary troubleshooting to understand the likely cause of an issue.
  • Identify whether the problem can be resolved internally or requires a specialist contractor.
  • Handle simple adjustments or minor practical fixes where appropriate.
  • Monitor the condition of properties and identify problems before they become larger issues.

You are not expected to replace professional contractors .

Specialised electrical, plumbing, air-conditioning, renovation and major repair works will continue to be handled by the appropriate professionals.

However, you should be comfortable inspecting problems, understanding what is happening and taking practical first-line action when appropriate.

Contractors, Repairs & Renovation Works

You will also gain exposure to renovation and asset improvement projects.

Your responsibilities may include:

  • Contacting contractors and vendors.
  • Arranging site visits.
  • Obtaining quotations.
  • Comparing pricing and proposed scopes of work.
  • Coordinating repair and renovation schedules.
  • Monitoring contractors during works.
  • Checking completed works.
  • Following up on defects or outstanding items.
  • Helping ensure projects are completed properly, on time and within the agreed budget.

Over time, you will develop an understanding of how property repairs, renovations and improvement projects are planned and managed.

What We Are Looking For

We care more about your attitude, reliability and ability to solve problems than having many years of property experience.

You should be:

  • Responsible and dependable.
  • Proactive rather than waiting to be told what to do.
  • Comfortable speaking with tenants, contractors and vendors.
  • Practical and willing to investigate problems personally.
  • Organised and able to follow up on several matters at the same time.
  • Comfortable working both independently and as part of a team.
  • Comfortable travelling between different properties around Singapore.
  • Willing to work both in the office and on-site.
  • Able to communicate clearly in English.
  • Comfortable using WhatsApp, email, Microsoft Office and basic digital tools.

Most importantly, we are looking for someone who thinks: “Let me understand the problem and find a solution.” rather than: “This is not my job.”

Qualifications

  • Diploma or equivalent qualification.
  • Candidates from any discipline may apply.
  • Qualifications in Facilities Management, Property Management, Real Estate, Building Services, Engineering or related fields will be advantageous but are not compulsory .
  • Fresh graduates are welcome.
  • Candidates looking to switch into the property industry are also welcome.
  • Previous experience in property, facilities, renovation, maintenance, hospitality, operations or customer service will be advantageous.
  • Class 3 driving licence is an advantage but not compulsory.

Who This Role May Suit

This position may be suitable for you if you:

  • Want to build a career in property management or property operations.
  • Enjoy solving practical problems.
  • Prefer a mix of office and on-site work instead of sitting at a desk all day.
  • Want exposure to tenants, properties, renovations, repairs and contractors.
  • Want to understand how an actual property portfolio is operated.
  • Enjoy seeing a problem through from identification to completion.

What Makes This Role Different

Instead of being limited to one narrow function, you will gain exposure across different areas of property management.

You may be involved in:

  • Tenant Management → Property Inspections → Maintenance →Contractors → Renovations → Quotations → Asset Improvements → Portfolio Operations

As you gain experience, you will be given greater responsibility and gradually manage properties and operational matters more independently.

For someone looking to develop a long-term career in property operations, this role provides broad practical exposure to how properties are managed from an owner's perspective.
