We are seeking a responsible and proactive Complex Manager to oversee the daily operations and maintenance of an industrial building in Bukit Batok.
- Manage the day-to-day operations of the building, ensuring a safe, clean, and well-maintained environment.
- Lead the site team and coordinate with technicians, contractors, and service providers on maintenance and operational matters.
- Conduct regular inspections and ensure building defects, maintenance issues, and safety concerns are promptly addressed.
- Plan and monitor preventive maintenance for building facilities and mechanical and electrical (M&E) systems.
- Oversee the performance of cleaning, security, landscaping and other appointed service providers.
- Attend to feedback and requests from owners and tenants, ensuring timely follow-up and resolution.
- Obtain and evaluate quotations, coordinate repair works and monitor contractors’ workmanship and service standards.
- Assist with operating budgets, expenditure monitoring, maintenance records and monthly management reports.
- Coordinate council meetings and general meetings, including preparation of relevant documents and follow-up on agreed actions, where applicable.
- Monitor compliance with applicable building, fire safety and workplace safety requirements.
- Respond to emergencies and coordinate necessary rectification works, including attending to urgent matters outside normal working hours when required.
- Support the initial site takeover, including inspections, review of handover documents and coordination of outstanding matters.
Requirements
- Diploma in Facilities Management, Building Services, Real Estate Management or a related discipline.
- At least 3 years of relevant property or facilities management experience, preferably in industrial or commercial buildings.
- Candidates with substantial relevant experience may also be considered instead of the stated qualification.
- Good knowledge of building maintenance, M&E systems, and contractor management.
- Familiarity with strata management and the Building Maintenance and Strata Management Act (BMSMA) would be an advantage.
- Strong communication, interpersonal, and problem-solving skills.
- Able to lead a small site team, work independently, and manage multiple priorities.
- Proficient in Microsoft Office and in preparing reports and correspondence.
