Your tasks

About the Role YQN is seeking a Director of North America Asset Management & Permitting to serve as the single point of ownership for permitting compliance, warehouse asset management, and new-site launch milestones across our U.S. warehouse network, from site opening through ongoing operations. This is a hands-on leadership role: you will work directly with government agencies and inspectors, manage external consultants, and lead our PMO and asset management team to deliver results.

_Permitting & Regulatory Compliance_

  • Own permitting and renewals across all regions (California, New Jersey, Atlanta, Savannah, and more), including building permits, Certificates of Occupancy (CO), business licenses, fire permits, and COIs.
  • Work directly with government agencies and inspectors, and personally drive resolution when approvals are stuck.
  • Select and manage external permitting consultants: define deliverables, track progress, and evaluate whether their plans and timelines are realistic.

_New-Site Launch_

  • Own the end-to-end launch timeline: CO / business license / insurance / permits → racking installation → construction → inspection → move-in. Identify risks early and escalate.
  • Lead the PMO to drive milestones, and hold contractors, landlords, and consultants accountable for their progress.

_Warehouse Asset Management_

  • Build and maintain the asset register and cycle-count process for all North America sites (forklifts, racking, PDAs, scanners, batteries, computers, etc.).
  • Monitor variances, loss, and utilization; find root causes, assign accountability, and drive improvements.

_Landlord & External Coordination_

  • Lead landlord communication on permitting, construction, and facility matters.

_Team Leadership_

  • Lead and develop the PMO and asset management team, and build SOPs for permitting and new-site launches.

Requirements

  • 5+ years of experience in U.S. commercial real estate, warehousing/logistics, or industrial real estate, including 3+ years of team management.
  • Hands-on experience independently obtaining U.S. permits (building, fire, CO, etc.) and strong knowledge of government approval processes.
  • Experience leading multi-site warehouse openings or large facility projects.
  • Fluent in English; able to work directly with government agencies, landlords, attorneys, and consultants.
  • Results-driven, with a track record of getting external partners to deliver.
  • Mandarin speaking preferred.

Preferred Qualifications

  • Experience opening overseas / cross-border e-commerce fulfillment warehouses.
  • Experience in asset or equipment management.
  • Familiarity with U.S. commercial lease terms.
