Job Summary

The Senior Executive / Assistant Manager will support investment and asset management functions, working closely with internal teams and external stakeholders to drive robust investment decisions and asset optimisation strategies. The role involves financial modelling, market research, project evaluation, and asset performance analysis in a dynamic commercial real estate environment.

Key Responsibilities

  1. Financial Modelling & Analysis

Develop, maintain, and review financial models to support investment analysis, project evaluation, and decision-making.

Provide recommendations based on quantitative assessments and consultation with the project team.

Construct and integrate multiple financial models, scenario/stress testing and sensitivity analysis.

  1. Market & Investment Research

Plan and execute research initiatives to support investment and asset management decisions.

Conduct financial and strategic analysis of real estate markets and comparable companies.

  1. Projects Execution/ Preliminary Review

Support due diligence activities across project lifecycles.

Assist in structuring corporate and investment frameworks tailored to project needs.

Develop a strong understanding of financial structures, including equity and debt financing relevant to the project’s market.

Assist in preparation of board papers, presentations and all other applicable papers/ reports.

  1. Asset Management

Assist in the development of strategic plans for all assets with the aim of maximising investment returns.

Assist in overseeing performance of assets as assigned by analysing asset performance relative to market benchmarks, identifying new enhancement opportunities, managing partner relationships which involves the regular review of tenancy mix, asset positioning and implementation of effective marketing plans and control of operating expenses to maximise net operating income from assets.

Assist in developing and implementing asset enhancement plans as may be necessary.

Assist in the preparation and review of comprehensive annual property business plans for each asset.

Prepare quarterly and annual portfolio reports covering financial performance, leasing/sales status and strategies and status asset enhancements.

Requirements

Good degree in Real Estate, Finance, Business Administration or equivalent.

Minimum 2 years of working experience (preferably in audit or accounting).

Able to multi-task and work independently with minimal supervision.

Able to work in a fast-paced environment.

Able to handle high level of confidentiality.

Good team-player with excellent communication and interpersonal skills to interact with all levels in the organisation.

Highly motivated, mature, proactive and meticulous.
