Property Manager – Hampstead

Hours: Monday–Thursday, 9am–6pm; Friday, 9am–5.30pm Portfolio: Approximately 150 properties

An opportunity for an experienced Property Manager to oversee a residential portfolio in Hampstead, providing excellent service to landlords and tenants.

You will take ownership of the day-to-day management of your portfolio, coordinating maintenance, overseeing inspections and resolving tenancy matters. This role suits someone with strong organisational skills, sound property management knowledge and a proactive approach to customer service.

Key responsibilities

  • Manage a portfolio of approximately 150 properties, acting as the main contact for landlords and tenants.
  • Work closely with lettings teams to ensure properties are ready for new tenancies.
  • Coordinate routine and emergency maintenance, liaising with contractors, landlords, block managers and developers.
  • Agree appropriate maintenance floats with landlords, authorise contractor invoices in line with procedures and request additional funds when required.
  • Carry out property inspections, prepare reports and follow up on recommended works.
  • Review checkout reports, assess proposed deposit deductions and negotiate agreements between landlords and tenants.
  • Prepare or respond to tenancy deposit disputes where necessary.
  • Monitor compliance with property licence conditions and follow ARLA Propertymark guidelines.
  • Manage insurance claims, including arranging estimates and liaising with block managers and loss adjusters.
  • Handle complaints promptly and professionally.
  • Maintain clear communication with lettings, accounts and other relevant teams.

About you

  • At least two years’ experience in a similar property management role.
  • Ideally ARLA Propertymark Level 3 qualified.
  • A practical understanding of heating, hot water, plumbing and electrical systems.
  • Excellent written and verbal communication skills.
  • Strong organisation, attention to detail and time management.
  • Confident resolving problems and managing competing priorities.
  • Proficient in Microsoft Word, Excel and Outlook.
  • A collaborative approach and a commitment to delivering excellent customer service.
