STOREFRIENDLY GROUP leading provider of self-storage and related services in Singapore offering customers clean, secured, 24/7 access convenience and climate controlled short and long term self-storage solutions multiple branches the Group just acquired the 6th building for further expansion Join Storefriendly Group as a  FACILITIES MANAGEMENT EXECUTIVE  to support the Operations Team in ensuring the uninterrupted, safe, and efficient day-to-day operations of the building infrastructure, workplace environment, and critical utilities. This role balances technical engineering upkeep with robust asset lifecycle care, placing a strong emphasis on maintaining structural integrity, managing building envelope safety, and ensuring strict adherence to the local statutory regulations. Key Responsibilities

  1. Structural & Façade Compliance

Statutory Inspections: Coordinate and facilitate mandatory building structural audits. Defect Surveillance: Conduct routine visual building inspections to identify, log, and monitor structural and architectural degradation. Remediation Project Oversight: Assist in monitoring structural remediation and waterproofing projects, ensuring specialized contractors execute pressure grouting, carbon fibre wrapping, or façade anchoring repairs safely and legally. Blueprint Control: Organize and maintain accurate As-Built structural drawings, structural engineer certification logs, and historical PFI/PSI reports for strict regulatory audit readiness.

  1. Operations & Technical Maintenance

Systems Upkeep: Plan, schedule, and supervise preventive and corrective maintenance for all Mechanical, Electrical, and Plumbing (MEP) systems, including ACMV (air conditioning), fire protection, electrical switchgears, and plumbing. Breakdown Resolution: Respond swiftly to technical faults, troubleshoot equipment malfunctions, and oversee emergency rectification works to minimize operational downtime. Workspace Management: Manage workspace layouts, coordinate office seating plans, and oversee logistics for internal churns, office moves, or furniture reconfigurations.

  1. Vendor & Service Contractor Management

Performance Audits: Supervise and evaluate hard and soft service contractors (cleaning, security, pest control, landscaping, and specialized M&E vendors) Key Performance Indicators (KPIs): Conduct monthly or quarterly service reviews with vendors to ensure optimal service delivery and compliance.

  1. Workplace Health, Safety & Sustainability

Regulatory Compliance: Ensure the property complies with the Workplace Safety and Health (WSH) Act, National Environment Agency (NEA) regulations, and Public Utilities Board (PUB) water/waste standards. Energy Management: Monitor utilities consumption (water and electricity) and support sustainability initiatives. Risk Assessments: Conduct routine safety walkabouts, draft risk assessments, and establish safe work procedures for both internal staff and visiting contractors.

  1. Administration

Helpdesk Oversight: Manage the internal facilities ticketing helpdesk, track issue resolution timelines, and maintain a high level of staff or tenant satisfaction. Asset Tracking: Maintain comprehensive inventory records of all facility assets, machinery lifecycle documents, and Operations & Maintenance (O&M) manuals. Preferred competencies and qualifications Education: Diploma or Degree in Facilities Management, Mechanical/Electrical Engineering, Civil/Structural Engineering, Building Services, or a related discipline. Experience: At least 2 years of hands-on experience in corporate office, commercial, or industrial facilities management. Technical Knowledge: Strong foundational understanding of the BCA Building Control Act, framework guidelines for Periodic Façade Inspections, SCDF Fire Code, and Workplace Safety and Health (WSH) guidelines. Defect Identification: Capability to visually distinguish between aesthetic cracks and structural defects (e.g., shear cracks, concrete carbonation, rebar corrosion). Certifications: Added advantages for certified Fire Safety Managers (FSM) , Workplace Safety and Health (WSH) officers, or BCA Green Mark Professionals. Soft Skills: Resourceful problem-solver, strong coordination skills for managing multiple contractors, and clear communication skills for cross-departmental coordination.

Working Hours 5 days work week , Monday - Saturday 0900 - 1830 with 1 rotational day off Work Location Based primarily in Headquarters in Paya Lebar with requirement to travel to branches as and when necessary.
