Job Responsibilities Treasury & Financial Risk Management Oversee group cash flow, liquidity planning, working capital and treasury operations.

Develop and implement financial risk management strategies, including foreign exchange and interest rate hedging.

Lead cash flow forecasting, financial modelling and sensitivity analysis to support business planning.

Manage debt financing, banking relationships and funding strategies to optimise the group's capital structure.

Corporate Finance, M&A & Valuation Conduct corporate and real estate asset valuations using appropriate financial valuation methodologies.

Lead M&A activities, including investment evaluation, financial due diligence, deal structuring and transaction negotiations.

Develop financial models to assess potential acquisitions, divestments and investment opportunities.

Provide financial analysis and strategic recommendations to support management decision-making.

Taxation & Regulatory Compliance Oversee corporate tax planning and compliance, including GST, withholding tax, property tax and stamp duties.

Ensure compliance with applicable SGX listing requirements and the Singapore Code on Take-overs and Mergers.

Monitor regulatory developments and advise management on transaction-related disclosure requirements and corporate governance matters.

Work with external professional advisors, financial institutions and relevant stakeholders on taxation, transactions and regulatory matters.

Job Requirements Degree in Finance, Accounting, Economics, Real Estate or a related discipline. CA, ACCA, CFA or equivalent professional qualifications will be an advantage.

At least 7 years of relevant experience in corporate finance, treasury, investment banking or a related field, preferably within the real estate industry.

Strong knowledge of treasury management, cash flow forecasting, debt financing and foreign exchange and interest rate hedging.

Demonstrated experience in financial modelling, corporate valuation, investment analysis and M&A transactions.

Good understanding of Singapore tax regulations, SGX listing requirements and the Singapore Code on Take-overs and Mergers.

Strong analytical, commercial and negotiation skills, with the ability to engage effectively with senior management and external stakeholders.
