Job Responsibilities
- Assist the Commercial Manager in managing the commercial and contractual aspects of a large-scale hospital construction project.
- Monitor project costs, budgets, commitments and overall commercial performance.
- Assist in the preparation, review and administration of main contracts and subcontract agreements.
- Manage and administer subcontractor accounts, including progress claims, payment assessments, variations and final accounts.
- Review subcontractors' quotations, cost proposals and variation claims.
- Prepare tender evaluations, cost comparisons and commercial recommendations.
- Monitor project expenditure against approved budgets and prepare cost forecasts.
- Evaluate variations, change orders and additional works and assess their cost implications.
- Assist in preparing, evaluating and negotiating subcontractor claims.
- Support the preparation and evaluation of Extension of Time (EOT), loss and expense and other contractual claims.
- Coordinate with the Project, Planning, Procurement, Engineering and Site teams on commercial and contractual matters.
- Attend commercial and project meetings with consultants, subcontractors and other stakeholders.
- Prepare monthly commercial reports, cost reports and management updates.
- Identify potential commercial risks and assist in developing appropriate mitigation measures.
- Assist in negotiations with subcontractors, suppliers and other project stakeholders.
- Maintain proper records of contracts, variations, claims, payment certifications and commercial correspondence.
- Assist in reviewing contractual obligations and ensuring compliance with project requirements.
- Provide guidance to Quantity Surveyors and commercial team members where required.
- Assist the Commercial Manager in achieving project cost and commercial objectives.
- Perform other commercial and contractual duties as assigned.
Job Requirements
- Degree or Diploma in Quantity Surveying, Construction Management, Commercial Management, Civil Engineering or a related discipline.
- Minimum 5 years of relevant experience in commercial management, quantity surveying or contract administration within the construction industry.
- Experience with a main contractor or Design & Build contractor is preferred.
- Experience in hospital, healthcare, institutional or large-scale building projects will be an advantage.
- Strong knowledge of construction contracts, subcontract administration and commercial management.
- Experience in cost control, tender evaluation, progress claims, variations and final accounts.
- Knowledge of construction claims, EOT and contractual matters will be an advantage.
- Good understanding of construction costs, subcontract packages and commercial procedures.
- Strong analytical, negotiation and problem-solving skills.
- Proficient in Microsoft Office, particularly Excel.
- Familiarity with ERP or cost-management systems will be an advantage.
- Good communication and stakeholder-management skills.
- Able to work independently and coordinate effectively with project and commercial teams.
- Able to manage multiple commercial matters and meet project deadlines.
