Preconstruction Senior Estimator
Job Title: Preconstruction Senior Estimator Location: Miami, FL USA Employment Type: Full-Time Position Summary: We are seeking an experienced Preconstruction Senior Estimator to lead detailed estimating efforts for major commercial and institutional construction projects. This role will be responsible for developing accurate and transparent estimates while ensuring alignment with project design, client objectives, and overall project goals. The ideal candidate will have strong commercial construction estimating experience, excellent knowledge of trade-specific costs, and the ability to collaborate effectively with subcontractors, design teams, clients, and internal preconstruction leadership. Key Responsibilities: Prepare detailed quantity takeoffs and comprehensive cost estimates across all project scopes.
Review drawings, specifications, and project documentation to identify scope requirements and potential issues.
Perform constructability reviews and prepare RFIs, detailed estimates, clarifications, and scopes of work.
Lead subcontractor communication and coordination, including bid solicitation, scope reviews, bid leveling, and negotiations.
Develop and maintain cost histories and pricing databases to support accurate benchmarking and future estimates.
Support value engineering (VE) initiatives, alternate pricing, and design-phase budgeting.
Collaborate closely with Preconstruction Managers and project teams to develop and finalize Guaranteed Maximum Prices (GMPs).
Analyze market conditions, material pricing, labor costs, and subcontractor bids to ensure competitive and accurate estimates.
Identify potential cost risks, gaps, and discrepancies during the preconstruction process.
Maintain clear and organized estimating documentation throughout each project phase.
Qualifications & Requirements: 7–10 years of commercial construction estimating experience.
Strong knowledge of CSI divisions and trade-specific cost evaluation.
Proficiency with quantity takeoff and construction estimating software.
Experience estimating major commercial and/or institutional construction projects.
Experience with negotiated Construction Manager (CM) and design-assist projects.
Strong understanding of construction drawings, specifications, scopes, and project documentation.
Excellent analytical, organizational, communication, and problem-solving skills.
Ability to manage multiple estimates and priorities in a fast-paced preconstruction environment.
Strong subcontractor and vendor communication skills.
