Job Description: Quantity Surveyor

The Quantity Surveyor is responsible for managing the commercial and contractual aspects of construction projects, including cost estimation, tender preparation, contract administration, payment claims, variation orders, and final accounts. The role requires close coordination with clients, consultants, contractors, subcontractors, and suppliers to ensure effective cost and contract management throughout the project.

Key Responsibilities:

Cost Estimation & Tendering: Prepare cost estimates, quantity take-offs, and tender documents for construction projects. Review drawings, specifications, and project requirements to ensure accurate pricing. Contract & Commercial Management: Manage construction contracts and monitor contractual obligations. Review quotations, contracts, and commercial terms with contractors and suppliers. Progress Claims & Payment: Prepare and assess progress claims and payment applications. Verify completed works and ensure accurate valuation of work done. Variation & Cost Control: Evaluate and manage Variation Orders (VO) and additional works. Monitor project costs and ensure expenditure remains within the approved budget. Subcontractor & Supplier Coordination: Review subcontractor and supplier quotations. Negotiate prices and commercial terms where required. Maintain good working relationships with subcontractors, suppliers, consultants, and clients. Final Account & Documentation: Prepare and negotiate final accounts upon project completion. Maintain accurate records of contracts, quotations, claims, variations, and other commercial documents.

Requirements:

Diploma or Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field. Relevant experience in the construction industry is preferred. Good knowledge of construction contracts, cost estimation, tendering, and quantity measurement. Familiar with Progress Claims, Variation Orders, and Final Accounts. Good analytical, negotiation, communication, and organizational skills. Proficient in Microsoft Office and relevant QS software. Female candidates are preferred. Fluency in both English and Chinese is preferred. Candidates who can communicate effectively with Chinese-speaking clients, contractors, subcontractors, and workers will have an added advantage. Singapore construction industry experience will be an added advantage.
