PROJECT MANAGER (LEAD)

We are looking for a senior Project Manager to lead the coordination and delivery of a full-cycle real estate development project. 

This role is not limited to task tracking, it requires full ownership of project flow across design, permitting, procurement, and construction. The Project Manager will act as the central coordination point between consultants, contractors, and internal teams, ensuring alignment, timely delivery, and adherence to project objectives. 

The position operates as the owner’s representative at project level, with responsibility for driving execution through structure, follow-up, and accountability, while escalating key decisions to top management. 

Lead the project through all phases: design, permitting, procurement, and construction 

Act as the central interface between consultants, contractors, and internal teams 

Ensure alignment of all stakeholders with project goals, timelines, and technical brief 

Break down project scope into clear deliverables and track progress against plan 

Maintain and manage project timelines, milestones, and coordination schedules 

Ensure timely inputs, approvals, and outputs across all disciplines 

Manage communication, deliverables, and follow-ups with contractors and suppliers 

Support procurement processes through coordination, documentation, and alignment 

Organize and control project documentation, including design packages, logs, and trackers 

Ensure clarity, completeness, and traceability of project information 

Provide regular, structured reporting on progress, risks, and key issues 

Identify bottlenecks early and escalate critical matters for decision-making 

Ensure transparency of project status at all times 

5–7 years of experience in project management, preferably in construction, architecture, or real estate development 

Strong coordination and organizational skills across multiple stakeholders 

Experience managing consultants / contractors / vendors 

Ability to work with structured documentation, schedules, and tracking tools 

Strong communication and follow-up discipline 

Fluent in English and Armenian (Russian is a plus) 

Bachelor’s degree in a relevant field (engineering, architecture, construction, business, or similar)
