DEVELOPMENT DETAILS

You’ll be the facilities lead at a brand new, luxury riverside community of 224 apartments arranged across four elegant blocks near Wandsworth Bridge. It’s a high-profile setting with hotel-style amenities including a spa, residents’ lounge, co-working space, a 19-metre pool and covered parking, framed by 39,000 sq ft of sustainably landscaped private gardens. You’ll work closely with residents and on-site colleagues in a premium environment where attention to detail, safety and service create a best-in-class living experience.

ROLE EXPECTATIONS

You will own the day-to-day operation of building services and common areas, keeping the development safe, compliant and beautifully maintained. You’ll lead a small on-site team, manage specialist contractors and ensure the M&E plant, pool and spa, parking and landscaped areas run smoothly through planned and reactive works.

WHAT SUCCESS LOOKS LIKE

  • All statutory and company compliance is met, evidenced and audit-ready at all times.
  • PPMs are completed on schedule, with minimal reactive callouts and zero critical downtime.
  • Contractors deliver to scope, SLA and budget, with clear RAMS, permits and supervision in place.
  • Residents feel listened to, well-informed and confident that issues are resolved first time.
  • Your team is engaged, well briefed and working safely, with visible standards on site.
  • The estate presents flawlessly, with risks identified early and improvements implemented proactively.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Leading and scheduling the on-site estate operative and handyperson to deliver daily standards.
  • Managing hard services and the M&E contract, overseeing PPMs, lift/plant rooms, BMS and life safety systems.
  • Coordinating pool and spa operations, water hygiene regimes, and associated plant checks.
  • Running contractor inductions, permits to work, RAMS reviews and quality checks.
  • Conducting H&S inspections, site walks, risk assessments and keeping records audit-ready via CAFM.
  • Handling resident queries, communications and stakeholder updates in partnership with the General Manager.

EXPERIENCE THAT HELPS

  • Managing facilities in high-end residential, hospitality or mixed-use environments with complex amenities.
  • Overseeing hard services/M&E contracts, BMS, life safety systems and compliance documentation.
  • Experience with pool/spa plant, water testing regimes and legionella controls.
  • Using CAFM systems to schedule PPMs, track tasks and maintain audit-ready records.
  • Mobilising or operating new-build developments, snagging and coordinating defects resolution.
