Job Summary The Property Management General Manager is responsible foroverseeing the overall management, operations, maintenance, financialperformance, and strategic direction of a portfolio of residential, commercial,industrial, mixed-use, or strata-titled properties. The GM ensures propertiesare managed efficiently, comply with legal and regulatory requirements, achievefinancial objectives, and deliver high standards of customer service toproperty owners, tenants, and stakeholders. Key Responsibilities

  1. Strategic Leadership & Management

Develop and execute the company’s property management strategies and operational plans aligned with organizational goals. Lead and manage all property management operations across the portfolio. Establish policies, procedures, and service standards to ensure operational excellence. Monitor industry trends and recommend improvements to business processes. Drive continuous improvement initiatives and best practices in strata management.

  1. Operations Management

Oversee day-to-day operations of managed properties. Ensure properties are maintained to the highest standards. Develop preventive maintenance programs and asset management plans. Manage emergency response procedures and crisis management activities.

  1. Financial Management

Oversee preparation of annual budgets, maintenance charges, sinking fund budgets, and financial forecasts Monitor operational expenditures and ensure cost effectiveness. Review monthly financialstatements and management reports.

  1. Property Maintenance & FacilitiesManagement

Ensure buildings, common areas, and facilities are maintained in good condition. Oversee maintenance schedules, repairs, renovations, and capital improvement projects. Ensure timely rectification of defects and maintenance issues. Ensure compliance with health, safety, security, and environmental requirements.

  1. Regulatory Compliance & RiskManagement

Ensure compliance with relevant property laws, strata regulations, local authority requirements, and company policies. Liaison with government authorities / statutory boards, architects, engineers and other divisions on matters relating to management and maintenance of buildings. Oversee licensing, insurance, statutory inspections, and certifications. Manage dispute resolution and legal matters related to property operations.

  1. Vendor & Contract Management

Manage the procurement process and vendor selection. Negotiate service contracts and maintenance agreements. Monitor vendor performance and contract compliance. Ensure procurementpractices are transparent and cost-effective.

  1. Human Capital Management

Lead, mentor, and develop property management teams. Establish performance objectives and conduct performance evaluations. Identify training and development needs. Foster a positive, high-performance work culture.

  1. Others

Attend promptly to all correspondence, statutory notifications and enquiries on behalf of the Management Corporation. Ensure that all applicable laws and regulations, rules or by-laws including the Building Maintenance and Strata Management Act 2004 are complied with. Any other duties assigned from time to time by your Superiors. Requirements Bachelor's Degree in Property Management, Real Estate, Facilities Management, Business Administration, Engineering, or a related field. Master's Degree (MBA or relevant discipline) is an advantage. ProfessionalCertifications (Preferred) Registered Property Manager. Certified Facility Manager (CFM). Professional certifications recognized by local property management authorities or associations. Experience Minimum 10-15 years of experience in property management, facilities management, or real estate operations. At least 5 years in a senior leadership or management position. Experience managing large residential, commercial, industrial, or mixed-use property portfolios. Strong background in financial management, operations, and stakeholder engagement.
