Job Summary
The Property Management General Manager is responsible foroverseeing the overall management, operations, maintenance, financialperformance, and strategic direction of a portfolio of residential, commercial,industrial, mixed-use, or strata-titled properties. The GM ensures propertiesare managed efficiently, comply with legal and regulatory requirements, achievefinancial objectives, and deliver high standards of customer service toproperty owners, tenants, and stakeholders.
Key Responsibilities
- Strategic Leadership & Management
- Develop and execute the company’s property management strategies and operational plans aligned with organizational goals.
- Lead and manage all property management operations across the portfolio.
- Establish policies, procedures, and service standards to ensure operational excellence.
- Monitor industry trends and recommend improvements to business processes.
- Drive continuous improvement initiatives and best practices in strata management.
- Operations Management
- Oversee day-to-day operations of managed properties.
- Ensure properties are maintained to the highest standards.
- Develop preventive maintenance programs and asset management plans.
- Manage emergency response procedures and crisis management activities.
- Financial Management
- Oversee preparation of annual budgets, maintenance charges, sinking fund budgets, and financial forecasts
- Monitor operational expenditures and ensure cost effectiveness.
- Review monthly financialstatements and management reports.
- Property Maintenance & FacilitiesManagement
- Ensure buildings, common areas, and facilities are maintained in good condition.
- Oversee maintenance schedules, repairs, renovations, and capital improvement projects.
- Ensure timely rectification of defects and maintenance issues.
- Ensure compliance with health, safety, security, and environmental requirements.
- Regulatory Compliance & RiskManagement
- Ensure compliance with relevant property laws, strata regulations, local authority requirements, and company policies.
- Liaison with government authorities / statutory boards, architects, engineers and other divisions on matters relating to management and maintenance of buildings.
- Oversee licensing, insurance, statutory inspections, and certifications.
- Manage dispute resolution and legal matters related to property operations.
- Vendor & Contract Management
- Manage the procurement process and vendor selection.
- Negotiate service contracts and maintenance agreements.
- Monitor vendor performance and contract compliance.
- Ensure procurementpractices are transparent and cost-effective.
- Human Capital Management
- Lead, mentor, and develop property management teams.
- Establish performance objectives and conduct performance evaluations.
- Identify training and development needs.
- Foster a positive, high-performance work culture.
- Others
- Attend promptly to all correspondence, statutory notifications and enquiries on behalf of the Management Corporation.
- Ensure that all applicable laws and regulations, rules or by-laws including the Building Maintenance and Strata Management Act 2004 are complied with.
- Any other duties assigned from time to time by your Superiors.
Qualifications
Education
- Bachelor's Degree in Property Management, Real Estate, Facilities Management, Business Administration, Engineering, or a related field.
- Master's Degree (MBA or relevant discipline) is an advantage.
ProfessionalCertifications (Preferred)
- Registered Property Manager.
- Certified Facility Manager (CFM).
- Professional certifications recognized by local property management authorities or associations.
Experience
- Minimum 10-15 years of experience in property management, facilities management, or real estate operations.
- At least 5 years in a senior leadership or management position.
- Experience managing large residential, commercial, industrial, or mixed-use property portfolios.
- Strong background in financial management, operations, and stakeholder engagement.
