3D BIM MODELLER
Construction - 3D BIM Modeller (PLUMBING&SANITARY / ELECTRICAL / ACMV) Role Overview The BIM Modeller is responsible for developing, coordinating, and maintaining Building Information Models for Plumbing & Sanitary (P&S), Electrical, and ACMV systems. The role ensures accurate model production, clash coordination, and compliance with corporate BIM standards. The BIM Modeller supports multidisciplinary design and construction teams by producing highquality digital models, shop drawings, and asbuilt documentation across all project phases. Key Responsibilities BIM Standards, Quality & Compliance Apply corporate BIM standards, modelling protocols, and project execution plans across all MEP disciplines. Conduct quality checks to ensure model accuracy, completeness, and compliance with regulatory and project requirements. Maintain consistent modelling practices for P&S, Electrical, and ACMV systems. Model Development (P&S / Electrical / ACMV) Develop detailed BIM models for Plumbing & Sanitary systems including pipe routes, sanitary stacks, manholes, risers, and equipment layouts. Prepare Electrical system models including cable trays, trunking, conduits, DB locations, and equipment placements. Produce ACMV models including ducting, FCUs, AHUs, chillers, and mechanical equipment layouts. Update Revit models to reflect design changes, site progress, RFIs, and coordination outcomes. MEP Coordination & Clash Management Perform clash detection across P&S, Electrical, ACMV, Structural, and Architectural models. Prepare clash reports and coordinate resolution with consultants, engineers, and site teams. Support coordination meetings with updated models and technical inputs. Construction Documentation Produce 2D and 3D shop drawings for P&S, Electrical, and ACMV systems. Prepare coordinated drawings for installation and site execution. Generate asbuilt drawings for project handover and record documentation. Project Setup & Data Management Set up BIM project templates, shared parameters, and disciplinespecific families. Manage project data, file naming, version control, and documentation traceability. Collaborate with Document Controllers to ensure accurate and timely data transfer. Cross-Discipline Collaboration Work closely with MEP engineers, consultants, and site supervisors to ensure coordinated design intent. Support tender, construction, and completion phases with updated BIM deliverables. Provide technical inputs to improve constructability and reduce site conflicts.
Required Competencies Proficiency in Autodesk Revit, BIM authoring tools, and MEP modelling workflows. Strong understanding of Plumbing & Sanitary, Electrical, and ACMV systems. Ability to read and interpret MEP drawings, schematics, and technical specifications. Strong problemsolving, prioritisation, and coordination skills. Preferred Qualifications Diploma or Bachelor’s degree in Mechanical, Electrical, Building Services, Architecture, or related fields. Minimum 3 years of experience in MEP BIM modelling (P&S / Electrical / ACMV). Experience in largescale construction projects from tender to completion. Familiarity with Navisworks, BIM 360, and other coordination platforms. Personal Attributes Detailoriented with strong commitment to accuracy.
