Quantity Surveyor (Contract)
Weare seeking a Quantity Surveyor / Contracts professional to join our team andoversee the commercial and contractual aspects of construction projects fromtender stage through to completion. The role will be responsible for costmanagement, contract administration, tendering, progress claims, variations,EOT claims, and commercial risk management, while working closely with clients,contractors, subcontractors, and internal project teams to ensure successfulproject delivery.
Job Responsibilities:
- Manage quantity surveying and contract administration throughout the project lifecycle, from tender stage to project completion.
- Review tender documents and assist in preparing tender submissions, cost estimates, Bills of Quantities (BQ), scope of works, and commercial proposals.
- Review, interpret, and assist in negotiating contract and subcontract terms, conditions, and commercial requirements with clients, main contractors, subcontractors, and suppliers.
- Monitor project costs, progress, contractual obligations, and commercial performance, ensuring alignment with approved budgets and contract entitlements.
- Prepare, submit, and negotiate progress claims, Variation Orders (VO), Extension of Time (EOT) claims, and other contractual submissions with proper supporting documentation.
- Evaluate completed works and review client, main contractor, and subcontractor progress claims, payments, and variations in accordance with contract provisions.
- Maintain accurate and up-to-date variation, claims, contract, payment, and cost tracking records, ensuring timely submissions and proper documentation.
- Identify and monitor commercial and contractual risks, potential claims, cost implications, and opportunities to protect project margins and minimize disputes.
- Assist in the preparation and administration of subcontract agreements, including monitoring subcontractor payments, variations, and contractual compliance.
- Attend project and site meetings and provide commercial and contractual input, while coordinating closely with Project Managers, Engineers, Clients, Main Contractors, and Subcontractors.
- Assist in dispute avoidance and resolution, including preparing contractual notices, responses, supporting documents, and negotiation materials where required.
- Maintain complete and audit-ready contract and commercial documentation, and provide regular updates on project costs, claims, variations, risks, and overall commercial performance to Management.
Requirements
- Degree in Quantity Surveying, Construction Management, Project Management, or a related discipline.
- Minimum 3 years of relevant experience in Quantity Surveying, Contract Administration, or commercial roles within the construction industry.
- Proven experience in managing variations, claims, Extension of Time (EOT), progress claims, and other contractual matters.
- Ability to read and interpret architectural drawings, project specifications, Bills of Quantities, and tender documentation.
- Strong analytical, commercial, negotiation, written, and verbal communication skills, with good attention to detail.
- Self-motivated and able to work independently, manage multiple projects and stakeholders, and meet tight deadlines with minimal supervision.
- Experience with regional or international construction projects will be an advantage.
