Electrical & BMS Automation Engineer (Construction Site)

Job Summary

Responsible for engineering, site implementation, programming, testing and commissioning of Building Management Systems (BMS) and electrical automation systems for construction projects. Coordinate with consultants, main contractors, subcontractors and equipment suppliers to deliver systems according to approved drawings, specifications and project schedules.

Key Responsibilities

• Review project specifications, electrical schematics, control diagrams, BMS architecture and sequences of operation.
• Prepare and review shop drawings, control panel layouts, wiring diagrams, I/O schedules, cable schedules and material submissions.
• Configure and program Direct Digital Controllers (DDC), Programmable Logic Controllers (PLC), Human-Machine Interfaces (HMI) and BMS/SCADA software, where applicable.
• Develop control logic, operating schedules, alarms, interlocks, graphics, trends and equipment monitoring functions.
• Supervise installation of control panels, containment, cabling, sensors, actuators, meters and other field devices.
• Coordinate BMS interfaces with ACMV equipment, pumps, fans, lighting controls, electrical switchboards, power meters, UPS, generators and other building systems.
• Integrate equipment using communication protocols such as BACnet, Modbus and KNX, as required by the project.
• Perform point-to-point checks, I/O verification, sensor calibration, loop checks and functional performance testing.
• Troubleshoot control wiring, communication networks, software logic and equipment interface issues.
• Conduct Factory Acceptance Tests (FAT), Site Acceptance Tests (SAT) and integrated system testing, where required.
• Coordinate site activities, resolve technical issues and monitor subcontractor progress, workmanship and material requirements.
• Prepare method statements, inspection and test plans, commissioning reports, as-built drawings and operation and maintenance manuals.
• Provide client training, support project handover and attend to defects during the defects liability period.
• Follow project quality procedures, site safety requirements and applicable standards.

Requirements

• Diploma or Degree in Electrical, Electronics, Automation, Mechatronics, Instrumentation and Control Engineering, or a related discipline.
• Preferably 2–5 years of relevant experience in BMS, building automation or electrical control systems within construction projects.
• Ability to interpret electrical drawings, control schematics, panel wiring diagrams and sequences of operation.
• Hands-on experience with DDC/PLC programming, BMS configuration, field devices and system commissioning.
• Knowledge of digital and analogue signals, including DI/DO, AI/AO, 0–10 V and 4–20 mA.
• Familiarity with BACnet/IP, BACnet MS/TP, Modbus TCP/RTU and basic Ethernet/IP networking.
• Understanding of motor controls, variable frequency drives (VFDs), electrical metering and ACMV control applications.
• Proficiency in AutoCAD and Microsoft Office; familiarity with BIM coordination is an advantage.
• Strong troubleshooting, documentation, communication and site coordination skills.
• Willingness to work at construction sites and support scheduled testing and commissioning activities.
