Buyer

Modular500 designs and manufactures buildings in our own production facility before deploying them across the UK. Procurement isn’t happening quietly in the background here — it’s central to whether our projects run brilliantly.

We’re looking for a Buyer to take ownership of the materials, suppliers and information that keep our production facility moving.

This isn’t simply about raising purchase orders and chasing prices. You’ll know what we’ve ordered, what it costs, when it’s arriving, whether it’s right and whether we’ve got enough of it. Just as importantly, you’ll make sure everyone else who needs that information has it too.

Based at our Chesterfield production facility, you’ll work alongside production, logistics and compliance, with strong links into commercial, estimating and finance. You’ll report to our Head of Commercial.

WHAT YOU’LL OWN Buying & Procurement

You’ll manage materials procurement across multiple live projects, turning requirements and production programmes into an organised purchasing plan. You’ll:

• Procure materials against agreed specifications and programmes.
• Raise and manage purchase orders.
• Plan ahead to avoid shortages and delays.
• Understand lead times and spot risks early.
• Make sure the right materials arrive for the right project at the right time.
• Work with estimating and commercial as projects move from tender into delivery.

We don’t want someone brilliant at explaining why something hasn’t arrived — we want someone who’s already spotted the problem and acted.

Suppliers

You’ll manage our approved supply chain, building strong relationships while maintaining commercial discipline. You’ll:

• Manage day-to-day supplier relationships.
• Maintain supplier information and pricing.
• Challenge price increases and find better value.
• Monitor cost, quality, service and delivery performance.
• Develop alternative sources of supply where appropriate.
• Work with compliance to keep supplier documentation current.

We want suppliers who see Modular500 as a good customer, but also know we’ll notice when price, quality or service slips.

Delivery Control

Ordering something is only half the job. You’ll maintain visibility from purchase order through to delivery, coordinating with logistics and production so materials arrive when they’re actually needed. You’ll maintain a clear picture of:

When something changes, you’ll make sure the right people know before it becomes a production problem.

Quality

Cheap isn’t cheap if it’s wrong. You’ll work with production, logistics and compliance to ensure incoming materials meet the specification and quality ordered. When something isn’t right, you’ll own the resolution — replacements, credits, returns and corrective action — while helping us monitor supplier quality over time.

Stock

You’ll help maintain sensible stock levels: enough to keep us moving without turning the factory into a warehouse. You’ll:

• Maintain accurate stock records.
• Monitor minimum and maximum levels.
• Identify shortages early.
• Support stock checks and investigate discrepancies.
• Manage replenishment of regularly used materials.
• Identify slow-moving or obsolete stock.
• Improve how materials are recorded, allocated and controlled.

You’ll know what’s in the building, what’s committed to projects and what needs ordering next.

Cost Control

Every pound matters. Working with commercial, estimating and finance, you’ll manage purchasing against approved pricing and project budgets. You’ll monitor rates, price changes, expenditure, variances, credits and returns. If a price doesn’t match what we agreed, you’ll question it. If we can buy better, you’ll find it.

Systems & Information

This bit matters. We need someone genuinely comfortable with systems, data and Excel. You’ll maintain accurate, current information across our live projects, including:

• Materials required and ordered
• Supplier and cost
• Required and confirmed delivery dates
• Actual deliveries and outstanding items
• Stock availability and allocation
• Risks and shortages

Using our internal systems alongside Excel, you’ll create a single, reliable picture of where every project stands.

WHO WE’RE LOOKING FOR

You’ll likely have experience in buying, procurement, materials management or supply chain within construction, manufacturing, engineering, modular or another project-led environment. More importantly, you’ll be organised, commercially aware and comfortable taking ownership.

You’ll enjoy working somewhere things actually get made and be comfortable walking onto the production floor to understand what’s happening. And you’ll understand that in manufacturing, “it should be here tomorrow” isn’t the same as knowing it’s going to be here tomorrow.
