*Summary*
Lake Windermere Pointe is a Strata Corporation located in Invermere, BC, offering 221 residential units, an outdoor pool, 2 outdoor hot tubs, and two underground parking garages. Units are owner-occupied with some full-time residents, and some operating as vacation properties.
The Strata Corp is managed by a Strata Council, which acts as the managing body and makes high-level decisions. Day-to-day operations are handled by a small team that includes the General Manager, a Maintenance Supervisor, an Administrator, and maintenance and housekeeping staff and contractors.
The General Manager (GM) reports directly to Council and provides leadership for day-to-day operations. This position is the key point of contact for the strata and manages communication between staff, the residents, property managers, vendors, contractors, and Council to ensure efficient operations. The GM oversees and coordinates a range of projects relating to planning and budgeting, contractor management, communications, quality control, risk management, financial management and compliance.
*Responsibilities*
- Leads and coaches a small team of staff, ensuring a healthy, safe and compliant workplace.
- Collaborates with maintenance, administration and council to direct work and resources.
- Manages contractors and service providers in accordance with quality standards, maintenance schedules and property needs.
- Leads the management of special projects.
- Handles all resident communication and facilitates communication across the strata as needed.
- Ensures compliance with strata bylaws and respectful living standards.
- Collaborates with the strata council to develop and implement policies, procedures, rules and guidelines.
- Manages operational budgets and assists with capital planning.
- Ensures timely preparation and distribution of annual budgets, financial statements and any other reporting documents for council.
- Collaboratively develops long-term financial plans and reserves.
- Oversees the maintenance of records and standards from governing bodies such as Work Safe BC, BC Health, CHOA, etc.
- Ensures that the Strata Corp is acting in compliance with the Strata Property Act, and bylaws.
- Ensures compliance with strata legislation and applicable legal and regulatory requirements.
- Enforces strata bylaws and rules, including working with Council to issue warnings and fines for violations.
*Requirements*
- Bachelor?s degree in operations or facility management, property or project management, or a related field is preferred.
- 3-5 years? experience in operations, strata or property management, real estate, or relevant field.
- 1-3 years? experience managing or supervising a small team.
- Demonstrated knowledge of strata governance, regulations and procedures is preferred.
- Strong verbal and written communication skills.
- Excellent organizational and time management abilities.
- Superior attention to detail and a high degree of accuracy.
- Proficiency in Microsoft Office suite and property management software (PowerStrata)
- Professional demeanour, superior interpersonal skills and customer service orientation.
This is an on-site position that requires the incumbent to be available to respond to in-person strata owner needs, attend meetings and perform site inspections as needed.
This position is anticipated to be Monday?Friday but requires flexibility to work one to two Saturdays per month during the busy season and occasionally respond to emergencies on-site.

Pay: $75,000.00-$90,000.00 per year
