Role and Function of Technician

The role and function of the technician service may include but is not limited to:

  • To conduct daily inspections/checks on essential equipment to ensure that they are operating in a satisfactory condition with recording the operating parameters at all times.
  • To carry out meter reading on operating equipment for energy & water consumption.
  • To conduct regular inspections with term contractors (ACMV system, pest control, fire protection systems, and lift & escalators, etc.) to ensure that the services are carried out to the standard set by the Management .
  • deny entry to unauthorised persons to the Sites.
  • To visually inspect low tension switchgears and all distribution boards.
  • To operate / maintain air-conditioning equipment in common areas.
  • To operate / maintain pump equipment, air compressor, sump pumps, transfer pumps and booster pumps.
  • To install or replace power points and light fittings on common areas as and when needed.
  • To troubleshoot electrical breakdowns.
  • To conduct monthly checks of stock level / spare parts to ensure that adequate quantity is available at all times.
  • To perform housekeeping on all facilities and their surrounding areas.
  • To do general maintenance of building facilities.
  • To check on the water condition of the swimming pool.
  • To check all common area lighting and replace defective ones.
  • To carry out minor handman works such as minor painting works, fixing door closers, handles, locksets for all doors, drawers, cabinets, pedestals, etc.
  • To carry out general plumbing works at toilets & pantries.
  • Minor building & furniture repairs.
  • Follow up / coordinate with other contractors for rectification and repair work.
  • To carry out troubleshooting for electrical & air-conditioning outages/faults.
  • To carry out faithfully and conscientiously all the duties and responsibilities that is assigned to you from time to time by your supervisor.
  • To participate and ensure that our services and activities are in compliance with the OMS procedure and standards.
