Senior Finance Manager (REIT)

Role Overview The Senior Finance Manager will lead the full spectrum of financial operations and strategic finance for a Real Estate Investment Trust (REIT). Reporting directly to the CFO, this key leadership role oversees financial reporting, tax management, budgeting, statutory compliance, and treasury activities while interfacing with board committees, trustees, and external partners. Key Responsibilities · Financial Reporting & Regulatory Compliance: Oversee monthly, quarterly, and annual consolidated financial statements for the REIT. Ensure full adherence to SGX listing rules, MAS regulations, accounting standards, and statutory reporting obligations (including Annual Reports and Half-Year Results). · Financial Planning, Budgeting & Analysis: Drive long-term financial modeling, annual budgeting, and cash flow forecasting. Provide actionable insights on portfolio performance, asset yields, capital management, and debt refinancing opportunities. · Treasury & Cash Flow Optimization: Manage liquidity positions, monitor loan covenants, and assist with financing arrangements and bank relations. · Taxation & Governance: Oversee corporate income tax and GST filings with IRAS. Maintain Interested Party Transactions (IPT) governance and satisfy trustee compliance standards. · Audit & Stakeholder Collaboration: Partner with external auditors, legal advisors, tax agents, and asset management teams to streamline operations and enhance financial control systems. Qualifications & Requirements · Education & Certifications: Bachelor’s Degree in Accountancy or Finance. CA, CPA, ACCA, or equivalent professional certification is highly preferred. · Professional Experience: 5 to 10+ years of progressive finance, accounting, or audit experience, with proven exposure to REITs or Real Estate Investment Management. · Technical Mastery: Deep understanding of SGX listing guidelines, MAS REIT frameworks, IRAS tax rules, advanced Excel financial modeling, and ERP systems. · Leadership & Soft Skills: Strong communication skills to present to executive boards and trustees, alongside strong analytical thinking and team leadership capabilities.
