Resident Architect
Duties & Responsibilities Act as the Main Contractor's architectural representative on site and monitor the execution of architectural works to ensure compliance with approved drawings, specifications, design intent, contract requirements, and statutory regulations.
Supervise and monitor the progress and quality of architectural works carried out by subcontractors and specialist contractors, ensuring that works are executed in accordance with the approved construction programme.
Conduct regular site inspections to verify workmanship, materials, construction methods, and installation details, and identify potential defects, non-compliances, and design issues at an early stage.
Review architectural shop drawings, material submissions, samples, mock-ups, method statements, and technical submissions prepared by subcontractors prior to submission to the Consultant/Architect for approval.
Coordinate with the Consultant/Architect and Design Team on architectural submissions, RFIs, DARs, technical queries, design changes, and other project-related matters to facilitate timely responses and approvals.
Provide practical and buildable architectural solutions to resolve site issues while minimizing construction delays, abortive works, rework, and cost impact.
Coordinate architectural interfaces with structural, civil, M&E, tunnelling, railway systems, fire protection, security, and other specialist disciplines to ensure proper integration of the works.
Monitor architectural works for underground station areas, including station entrances, concourse, platforms, circulation areas, back-of-house areas, plant rooms, ancillary spaces, escape routes, and other associated facilities.
Monitor the implementation of architectural finishes, doors and ironmongery, ceilings, wall finishes, flooring, waterproofing interfaces, fire-rated elements, signage, accessibility provisions, and other architectural components.
Lead architectural coordination meetings with the Main Contractor's project team, subcontractors, specialist contractors, consultants, and other relevant stakeholders to resolve outstanding technical and construction issues.
Utilize BIM 360 and other project collaboration platforms to review drawings and models, monitor design coordination, identify clashes, and facilitate timely resolution of architectural issues.
Work closely with BIM Coordinators to ensure that architectural information is properly coordinated with other disciplines and that construction information is updated and issued in a timely manner.
Monitor the quality of completed architectural works against approved samples and mock-ups and establish appropriate workmanship standards for site implementation.
Coordinate inspections and approval of architectural works with the Consultant/Architect and relevant parties, ensuring that inspection comments and defects are promptly addressed.
Monitor and follow up on non-conforming works, defects, and outstanding items, and coordinate with subcontractors to ensure timely rectification and closure.
Liaise with relevant authorities and consultants on architectural matters and assist the Main Contractor in fulfilling statutory requirements and obtaining the necessary clearances.
Coordinate and support TOP, CSC, SCDF, and Registered Inspector (RI) inspections, ensuring that architectural works and outstanding requirements are properly addressed before inspection.
Monitor the Main Contractor's progress in achieving statutory and project milestones and highlight potential architectural issues that may affect TOP, CSC, handover, or project completion.
Review and monitor as-built drawings, O&M manuals, warranties, certificates, inspection records, and other architectural handover documentation prepared by subcontractors.
Assist in final inspections, testing, commissioning, handover, and defect rectification activities to ensure that the completed architectural works meet the required standards.
Provide regular updates to the Main Contractor's Project Manager/Project Director on architectural progress, quality issues, design matters, statutory requirements, and outstanding works.
Maintain proper records of site inspections, architectural submissions, technical correspondence, design changes, site instructions, defects, and other relevant project documentation.
Overall Role The Resident Architect will be responsible for monitoring and managing the architectural aspects of the Main Contractor's works, ensuring that the construction is carried out in accordance with the approved design, specifications, quality standards, statutory requirements, and project programme. The role will serve as the key architectural interface between the Main Contractor, Consultant/Architect, Design Team, subcontractors, specialist contractors, BIM team, and relevant authorities, with a strong focus on site supervision, design coordination, quality control, constructability, statutory approvals, and timely project delivery.
