Assistant Manager Building Management & Property
Job Summary The Assistant Building Manager supports the Building Manager in overseeing daily school building operations, ensuring that facilities remain safe, functional, and well-maintained. The role coordinates maintenance, security, housekeeping, building projects, and emergency preparedness while supporting the operational needs of GMIS schools.
Key Responsibilities
- Building Operations & School Coordination
Assist the Building Manager in coordinating with school Principals to ensure smooth building operations, occupant safety, and compliance with building policies. Coordinate room arrangements and facility setup for conferences, major events, and other school activities.
- Building Maintenance & Technical Services
Oversee routine and preventive maintenance of building facilities, including electrical, plumbing, HVAC, generator, sanitary, and fire protection systems. Coordinate complaint handling, repair requests, required materials, and equipment to ensure facilities remain functional and users receive appropriate service.
- Security & Parking Management
Supervise and guide the security team in managing building security, traffic flow, and the movement of students, parents, staff, and visitors. Coordinate with the parking team to maintain orderly parking operations and respond to security concerns.
- Housekeeping & Cleaning Operations
Supervise cleaning personnel, including staffing levels, work schedules, attendance, and work reports. Ensure that indoor and outdoor areas are properly maintained and meet the school's cleanliness standards.
- Construction & Building Projects
Coordinate and monitor building construction, renovation, and repair projects, including vendor selection, work orders (SPK), work permits, site supervision, progress meetings, and project handover. Ensure that project activities are monitored in accordance with agreed requirements and procedures.
- Emergency Response & Safety Preparedness
Assist in establishing and coordinating an emergency response team in accordance with applicable government regulations. Support emergency preparedness and ensure that identified safety issues are addressed or reported to the relevant parties.
- Reporting & Management Support
Prepare building operations and maintenance reports for the Building Manager to submit to Management. Temporarily assume the Building Manager's duties when the Building Manager visits other GMIS locations, as required.
Qualifications
- Bachelor’s Degree (S1) in Engineering, preferably Mechanical Engineering (ME), Civil Engineering, or HVAC, or in Project Management.
- Minimum of 5 years of experience in building maintenance, facilities support, or a related field.
- Basic knowledge of electrical systems, plumbing, and general repair work.
- Preferably holds a Building Expert (Ahli Bangunan Gedung) certification.
- Physically able to perform manual tasks, including lifting, climbing, and standing for extended periods.
- Good communication skills in English and Bahasa Indonesia, as required, with the ability to work independently and as part of a team.
- Willingness to work flexible hours, including occasional weekends and evenings for events.
- Prior experience in a school or educational institution is an advantage.
