Manager, Store Expansion & Construction

• Setting the goals and strategy for finding land for a new project.

• Analyze the site location, Functionality, legal constraints, and financial viability/cost-effectiveness of each site.

• Negotiate and review the land purchase or lease agreements, and coordinate with external agencies and the legal department.

• Plan and manage the construction project to meet the schedule, budget, and quality standards.

• Inspect the construction progress and quality, and troubleshoot site problems.

• Coordinate with the design team, engineers, and contractors to ensure smooth construction execution.

• Plan and manage the maintenance of buildings, machinery, and utility systems.

• Verify that preventive and corrective maintenance are performed according to standards.

• Monitor the performance and lifespan of assets to keep them working at their best.

• Manage and develop teams for Construction, Maintenance, and Site Acquisition.

• Define the roles and responsibilities for each team/department.

• Review and track the work performance of the team and contractors.

• Plan and control the budgets for construction projects and maintenance work.

• Analyze costs and propose ways to use resources more effectively/efficiently.

• Prepare progress reports and performance results for the management.

• Evaluate risks related to construction projects, maintenance work, and site acquisition.

• Ensure that all operations comply with safety standards and labor laws.

• Create a plan for emergency response and damage prevention.

Qualifications: Bachelor’s degree in Civil Engineering, Electrical Engineering, Architecture, or a related field. Master’s degree in Business Administration (MBA) is an advantage. Minimum 10–15 years of experience in Construction, Maintenance, or Site Development, with at least 5 years in a senior management role. Strong expertise in Project Management, Facility Management, Budget Control, and Vendor/Contract Management. Proven experience managing large-scale projects and cross-functional teams. Knowledge of EHS (Environment, Health & Safety) standards and relevant building regulations. Proficiency in MS Project, AutoCAD, CMMS, and ERP systems. Excellent communication and negotiation skills in both English and Thai.
