Salary: £56,195 per annum

Contract: Permanent

Working Pattern: Hybrid – office based Monday, Wednesday and usually one additional day per week

E-Personnel Recruitment is recruiting for an experienced Senior Asset Manager to join a busy and highly skilled Property and Investment team based in Worthing.

This is an excellent opportunity for an MRICS-qualified commercial property professional looking for a varied and interesting role managing a diverse non-residential commercial property portfolio .

The portfolio includes a broad mix of assets including retail, leisure, offices, land, ground leases, community and charity property and some industrial assets , with investment properties located across the South of England, Midlands and North.

The Role

As Senior Asset Manager, you will work closely with Property and Investment Managers, providing high-quality property asset management and development support and contributing to the organisation's wider Commercial Property Investment and Property Asset Management strategies.

Your responsibilities will include:

  • Managing a varied commercial property portfolio
  • Handling landlord and tenant matters
  • Managing rent reviews, leases, licences, easements and other property agreements
  • Identifying, negotiating and progressing property disposals
  • Identifying opportunities to increase income, enhance asset value and reduce property-related liabilities and risks
  • Undertaking property inspections and maintaining accurate property and estate records
  • Building strong relationships with tenants and occupiers
  • Instructing and managing external agents, consultants and other property professionals
  • Undertaking financial and property analysis, including DCF and other analytical work
  • Monitoring property income, expenditure and liabilities
  • Providing professional advice on commercial property matters
  • Preparing clear, concise and accurate reports for senior stakeholders and committees
  • Attending meetings and presenting property recommendations where required
  • Managing a varied caseload while maintaining a strategic overview of the portfolio
  • Supporting and contributing to wider property and investment projects

This is specifically a commercial property asset management position and is not a Facilities Management or maintenance role .

About You

MRICS qualification is essential and applicants without MRICS cannot be considered for this position. The client's formal person specification also requires a demonstrable understanding of relevant property legislation and policy, together with strong financial and analytical capabilities.

The successful candidate will ideally have:

  • Strong commercial/non-residential property experience
  • Extensive knowledge of landlord and tenant matters
  • Experience of leases, rent reviews, disposals and commercial property negotiations
  • Strong analytical and financial skills
  • Excellent written and verbal communication skills
  • Strong report-writing ability
  • Excellent relationship-building and stakeholder management skills
  • The ability to manage competing priorities and work to deadlines
  • A commercial, strategic and solutions-focused approach
  • Strong attention to detail and accurate record keeping
  • The confidence to work independently while contributing positively to a collaborative team

Previous Local Authority experience is not essential . Applications are welcomed from candidates from private practice, public sector and client-side commercial property backgrounds. A combination of Local Authority and private-sector experience would be particularly desirable.

Location

The role is based in Worthing, West Sussex , with office attendance required on Mondays, Wednesdays and usually one additional day each week .

Candidates based on the South Coast and surrounding areas are particularly encouraged to apply. Knowledge of the local property market would be advantageous.

The position also requires attendance at site meetings and property inspections and the ability to travel within the local area.

Salary: £56,195 per annum
