Cobalt Recruitment is partnering with a leading institutional property owner to appoint a Building Manager for a premium commercial office asset within a major Central London estate. This is a genuine client-side opportunity within a best-in-class property business, offering direct responsibility for the performance, presentation and occupier experience of a high-end office building. You'll work within an established estate management structure, but retain real ownership of the asset day to day, with autonomy across service delivery, compliance, financial management and occupier relationships. The business is one of the strongest names in the market, with a reputation for exceptional assets, long-term investment and high operating standards. The role is predominantly site-based, with the opportunity to work from home one day per week. Key responsibilities include: Taking day-to-day responsibility for the operational management and presentation of the building

Building strong relationships with occupiers and maintaining clear, proactive communication around building matters

Managing the annual service charge budget, expenditure and management accounts

Ensuring H&S, emergency procedures and safe working practices remain compliant with current legislation

Managing hard and soft service providers, including procurement, tendering and ongoing contractor performance

Acting as the Responsible Person during building emergencies and ensuring appropriate procedures are maintained

Coordinating interfaces with neighbouring properties and other stakeholders where building operations overlap

Supporting occupier onboarding, fit-outs and flexible workspace operations where required

Managing building records, operational procedures and associated documentation

Supporting lifecycle planning, fabric management and longer-term building improvement initiatives

Experience in commercial building management is a pre-requisite for this role. We are looking for someone who has already managed or supported the management of high-quality office assets and understands the expectations of a landlord-led, occupier-focused environment. You'll need a strong grounding in H&S compliance, contractor management, service charge and building operations, alongside excellent communication skills. The ability to build trusted relationships with occupiers, suppliers and senior stakeholders is essential, as is a proactive approach to identifying issues and taking them through to resolution.
