Site Manager (Archi)
Your tasks
Core Duties
- Manage external Architectural consultants and the builder’s architectural design team to ensure all architectural works meet high standards of quality, safety, and efficiency.
- Monitor authority submissions and approvals for architectural scope, including BCA (building plan, fire safety, barrier-free accessibility), URA (urban design, land use), PUB (drainage/waterway interfaces), LTA (interface with transport corridors), and SCDF (fire code compliance) as required.
- Track the issuance of architectural construction drawings from consultants and ensure timely distribution to site teams.
- Control the master architectural drawing and shop drawing list– including issuance, updates, version control, and dissemination to all relevant parties (construction team, subcontractors).
- Ensure all architectural drawing changes comply with Client requirements, statutory regulations, and project specifications.
- Coordinate architectural construction drawings and subcontractor shop drawings for architectural finishes, façade, partitions, ceilings, doors/windows, waterproofing, and other building elements.
- Review submitted architectural designs, provide clear and constructible comments, prepare technical queries (TQ), and liaise with consultants/subcontractors for clarification and resolution.
- Coordinate closely with C&S, MEP, and other design consultants to ensure seamless architectural integration and avoid clashes (e.g., structural penetrations, MEP routes, ceiling voids).
- Manage the overall architectural design process, assign tasks to internal design team (including supporting Architectural Engineers), track pending issues, and provide practical solutions for difficult technical challenges.
- Monitor submission progress and send reminders if required comments from SO / Client / Authorities are not received on time; follow up on outstanding requests.
- Coordinate with Construction Team for site input (e.g., constructability, material selection, finishes), and with Contractual Team on costing and contractual issues related to architectural changes.
- Attend and lead technical meetings, design workshops, and coordination meetings with JV partners, SO, Client, consultants, and statutory bodies, with a specific focus on architectural and building aesthetic aspects.
Requirements
Key Skills Required
- In-depth knowledge of Singapore building regulations and submission processes, particularly for architectural scope – BCA (building plan, fire safety, accessibility), URA, PUB, LTA, SCDF, and relevant codes (e.g., Fire Code, Code on Barrier - Free Accessibility, Green Mark).
- Proven experience in managing architectural consultants and multidisciplinary teams within large-scale construction projects in Singapore.
- Strong understanding of design development stages, authority submission timelines (including BCA plan approval and TOP/CSC processes), and approval workflows.
- Excellent coordination and communication skills to bridge requirements between MC, SO, Client, JV partners, and design engineers, with the ability to translate architectural intent into practical construction solutions.
- Ability to review architectural, structural, and MEP designs, identify clashes and discrepancies, and propose viable alternatives without compromising design intent.
- Familiarity with design management tools (e.g., BIM360, Navisworks, AutoCAD ,Revit) and common data environments; experience with BIM coordination for architectural disciplines is highly valued.
- Problem-solving mindset to resolve design-related technical issues–especially those involving architectural detailing, material selection, and site constraints – and guide engineers through challenging tasks.
- Experience working with subcontractors’ Professional Engineers (PEs) and coordinating design interfaces across multiple trade packages (curtain wall, roofing, joinery, etc.).
- Minimum 6–10 years of relevant architectural management experience in Singapore’s construction industry.
- Degree in Architecture or a related discipline; professional certification (e.g., Registered Architect, or equivalent) is highly advantageous.
