Director of Housing & Property

Help shape the next phase of a growing, ambitious for-profit housing association. With more than 560 homes under management, committed projects to reach 900 by 2028 and 2,400 by 2029, with ambitions to grow further, the organisation is looking for a Director of Housing & Property who can lead its services through a period of significant growth. All homes built since 2021, that fit seamlessly into their new communities. This opportunity will suit an experienced housing director who combines high standards and a strong record of customer service with the ambition to progress to Executive Director level.

As Director of Housing & Property , you’ll have responsibility for the services that matter most to our customers. Our homes must be safe, compliant and well maintained, but we believe the real measure of success is the experience we provide to the people who live in them. You’ll join the Leadership Team of an ambitious, for-profit housing association delivering much-needed new homes in London, with significant plans to grow its portfolio. As we grow, you’ll help ensure that our housing and property services grow with us – maintaining high standards, strengthening our approach and ensuring that an excellent customer experience remains at the heart of what we do. The role combines strategic leadership whilst remaining operational. From customer experience and regulatory assurance to investment planning, building safety and contractor performance, you’ll have the scope to make a visible impact across the organisation and help shape how we operate in the future.

Your responsibilities

• Provide strategic and operational leadership across customer services, landlord operations, asset management, property compliance and building safety.
• Champion excellent customer service, ensuring residents’ experiences inform decisions and service delivery.
• Develop strategies, service standards and investment plans that support safe, high-quality homes, positive customer outcomes and long-term financial sustainability.
• Maintain effective regulatory assurance, risk controls and compliance arrangements, providing clear reporting and advice to the Managing Director and Board.
• Oversee repairs, planned maintenance and lifecycle programmes, holding managing agents, contractors and other service partners to account for performance.
• Use customer feedback, performance information and asset data to identify risks and improve services.
• Lead and develop multidisciplinary teams, with clear accountability and a shared commitment to high standards.
• Support the mobilisation and handover of new homes, ensuring services and systems are ready as the portfolio grows.

What we’re looking for

We’re looking for a motivated leader who is already operating at Director level and is excited by the opportunity to help shape a growing organisation. You’ll bring:

• Director-level experience within a Registered Provider, local authority or comparable regulated housing organisation, with leadership responsibility across landlord services, customer operations, assets and compliance.
• A track record of improving customer experience and embedding high standards across teams, contractors and partners.
• The ability to work strategically and operationally driving performance and address issues.
• Strong knowledge of the regulatory framework for Registered Providers, consumer standards, the Housing Ombudsman’s Complaint Handling Code and relevant building and landlord safety obligations.
• Experience developing asset strategies, investment plans and planned maintenance programmes supported by reliable data.
• Experience managing budgets, forecasts, contracts and outsourced services while delivering value for money and measurable improvements.
• The confidence to give clear advice on performance, risk and assurance to the Managing Director and the Board.
• A relevant degree, professional qualification or substantial equivalent senior-level experience.
