Building Specialist

About the role:

• Conduct inspections and condition assessments of building fabric, architectural finishes, roofing, waterproofing, structural elements, external works, play areas, access routes and common facilities across assigned schools.
• Identify building defects, safety concerns, deterioration, water seepage, roof leaks, spalling concrete, falling object risks, floor hazards, ground defects and other issues affecting school safety or operations.
• Assess defects with potential risk to students, staff, visitors and public areas, and recommend timely mitigation, barricading, isolation, repair or escalation actions.
• Provide technical recommendations on repair methods, preventive measures, material suitability, maintenance approach, long-term improvement options and seasonal risk mitigation such as pre-monsoon or adverse-weather checks.
• Support FM teams, Project Managers, QSs, technicians and contractors in scoping, inspecting, monitoring and closing out building-related works with minimal disruption to school operations.
• Prepare inspection reports, technical findings, rectification recommendations, cost-impact inputs and supporting documentation for management or Employer review

Requirements:

• Degree or Diploma in Civil Engineering, Structural Engineering, Building, Building Surveying, Architecture, Facilities Management or equivalent.
• Relevant experience in building maintenance, building diagnostics, civil and structural works, facilities management or construction-related environments.
• Good knowledge of building defects, repair methods, safety risks, statutory requirements and maintenance best practices.
• Professional Engineer, Qualified Person or relevant specialist registration would be advantageous where required for specific inspections or certifications.
