We are looking for a hands-on Performance Marketing Specialist to support Berkeley Group’s international digital marketing activities.

The successful candidate will be responsible for the day-to-day management, optimisation and analysis of paid digital campaigns across Google Ads, Meta, YouTube and LinkedIn.

This is a hands-on performance marketing position rather than an agency-management role. The candidate should be comfortable working directly within advertising platforms, analysing campaign and conversion data, identifying opportunities for improvement and implementing changes independently.

The role will work closely with the International Marketing team, appointed agencies and local market teams to deliver effective campaigns targeting international buyers interested in UK property.

Key Responsibilities

Paid Media Management

  • Plan, build, launch and optimise paid media campaigns across:
  • Google Ads, including Search, Display and Performance Max
  • YouTube
  • Meta Ads, including Facebook and Instagram
  • LinkedIn Ads
  • Other Programatic ad platforms
  • Manage campaigns throughout the full lifecycle, from campaign setup and audience targeting through to optimisation and reporting.
  • Monitor campaign performance against key metrics including CPL, CPA, conversion rate, CTR and other relevant performance indicators.
  • Analyse campaign performance and proactively identify opportunities to improve lead volume, lead quality and cost efficiency.
  • Conduct ongoing testing across audiences, keywords, bidding strategies, advertising formats, creative and landing pages.
  • Manage campaign budgets and pacing to ensure effective allocation of media spend.
  • Conduct keyword research and search behaviour analysis
  • Identify emerging advertising channels and opportunities relevant to us

Analytics, Tracking & Reporting

  • Use GA4, Google Tag Manager and advertising platform analytics to monitor user behaviour and campaign performance.
  • Work with the wider digital team to ensure conversion tracking and campaign measurement are implemented correctly.
  • Build and maintain campaign reports and dashboards using tools such as Data Studio and Excel/Google Sheets.
  • Analyse campaign performance beyond top-line lead volume, identifying trends in conversion, lead quality, audience behaviour and campaign efficiency.
  • Translate performance data into clear recommendations and actionable insights for marketing and sales stakeholders.
  • Support attribution and CRM analysis where required, including the connection between advertising activity, leads and downstream sales outcomes.

Creative Testing & Localisation

  • Work with designers and marketing teams to develop and test advertising creative.
  • Recommend new creative approaches based on campaign performance, audience insights and platform trends.
  • Support localisation of landing pages and other digital campaign assets where required.

International & Cross-Functional Collaboration

  • Work closely with the International Marketing team to execute campaigns across international markets.
  • Collaborate with local sales and marketing teams to understand campaign requirements, market conditions and lead quality.
  • Work with external agencies and platform representatives where required while maintaining internal ownership of campaign performance.
  • Share insights and learnings across other international campaigns.

Candidate Requirements

Essential

  • Approximately 4–6 years of hands-on performance marketing experience.
  • Demonstrable experience personally managing campaigns within:
  • Google Ads
  • Meta Ads
  • YouTube
  • LinkedIn Ads
  • Strong understanding of paid search, paid social, audience targeting, remarketing and conversion optimisation.
  • Experience analysing and optimising campaigns against performance metrics such as CPL, CPA, CTR, conversion rate and ROAS.
  • Working knowledge of Google Analytics 4 (GA4) and Google Tag Manager (GTM).
  • Experience with campaign reporting and data analysis using Excel/Google Sheets and/or Data Studio.
  • Strong understanding of conversion tracking and digital marketing measurement.
  • Native or professional proficiency in written Traditional Chinese (繁體中文) is an added advantage for data or marketing analysis used by both Mainland China and Hong Kong.
  • Strong spoken and written English, with the ability to communicate effectively with international teams.
  • Strong analytical ability and attention to detail.
  • Comfortable working independently and taking ownership of campaign performance.

Advantageous

  • Experience with HubSpot or another CRM/marketing automation platform.
  • Experience running international or cross-border marketing campaigns.
  • Experience marketing high-value products or services such as property, financial services, luxury goods, education or travel.
  • Experience working with sales teams and analysing lead quality beyond initial marketing conversions.
  • Knowledge of landing-page optimisation and conversion rate optimisation (CRO).
  • Experience working with international or regional marketing teams.

What We Are Looking For

We are looking for a performance marketer who combines strong analytical ability with practical campaign execution.

The ideal candidate is someone who enjoys working directly within advertising platforms, investigating performance data and continuously testing ways to improve results.

They should be able to move comfortably between campaign execution and analysis — from building a Google Search campaign or adjusting a Meta audience to analysing why CPL has increased or why one creative is generating higher-quality leads than another.
