Building Supervisor
A property management company in Bali is looking for a proactive and highly organized Building Supervisor (Full-time, Field-based).
Responsibilities:
- Conduct regular physical inspections of assigned villas to ensure cleanliness, maintenance, facilities, and overall property readiness meet company standards
- Complete villa inspection checklists and provide photos/videos of property conditions and any issues identified
- Manage and coordinate cleaner schedules, attendance, performance, training, and backup coverage across assigned villas
- Conduct cleaning quality checks and arrange corrective cleaning when standards are not met
- Review and verify checkout reports, including missing or damaged items, and maintain accurate inventory records
- Monitor property inventory, conduct scheduled audits, and follow up on discrepancies or repeated losses
- Identify maintenance issues and coordinate handymen, AC technicians, plumbers, electricians, pool technicians, and other suppliers
- Obtain quotations, schedule maintenance work, follow up on outstanding issues, and verify that repairs have actually been completed
- Prioritize issues that may affect current or upcoming guests and ensure they are resolved before check-in whenever possible
- Support the Guest Experience team with on-site guest issues, coordinating the appropriate staff or technicians and verifying the resolution
- Build and maintain relationships with reliable local suppliers, contractors, and technicians
- Maintain clear records of inspections, maintenance issues, inventory discrepancies, cleaner performance, and other operational matters
- Report significant issues, recurring problems, and unexpected costs to the Villa Manager or Head of Operations
Requirements:
- Excellent written and verbal communication in English
- Minimum 2–3 years of experience in villa, hotel, hospitality, property, or field operations
- Experience supervising cleaners, operational staff, or service teams
- Strong understanding of villa cleanliness, presentation, and operational standards
- Basic understanding of common property maintenance issues
- Strong attention to detail and ability to identify problems before they affect guests
- Good coordination and communication skills when dealing with staff, suppliers, and technicians
- Highly organized, reliable, proactive, and solution-oriented
- Able to manage multiple properties, tasks, and priorities independently
- Strong Bahasa Indonesia communication skills
- Comfortable using WhatsApp, digital checklists, Google Sheets, and other operational systems
- Reliable transportation and comfortable travelling between villas throughout the working day
- Hands-on attitude and willing to take ownership of problems until they are fully resolved
