Major duties

Plans weekly or monthly maintenance schedules, routing assignments for subordinate trades and mechanics based on priority, material availability, and facility needs. Assigns daily tasks, inspects completed repair work, and provides technical guidance on complex work tasks. Participates in developing performance standards, conducts evaluations, manages leave schedules, and assists with staffing or disciplinary actions under Air Force NAF Personnel Guidelines. Enforces occupational safety, health habits, and fire regulations, ensuring proper use of personal protective equipment (PPE) and reporting physical or environmental hazards. Monitors tools, equipment inventories, and material requisitions to ensure cost-effective operations within the facility's NAF budget. Plans for the use of workers, equipment, materials, facilities, tool, etc., on a week-to-week basis. Plans self-help projects for FSS facilities. Adheres to work priorities and work sequences. Plans work assignments, IAW methods and policies set by higher-level supervisors. Tracks and reports progress on work assignments, and request authority to use overtime, if needed. Coordinates work with supporting or related work functions controlled by other supervisors. Determines number and type of workers needed to accomplish specific projects. Redirects individual workers to accomplish unanticipated work. Provides technical direction and/or help in accomplishing difficult work steps and processes. Oversees work progresses to meet scheduled deadlines. Inspect FSS facilities common areas, grounds, equipment and tools to ensure proper maintenance. Repairs are accomplished and/or to identify minor plumbing and electrical discrepancies, sanitation problems or deteriorated paint surfaces. Reports any actual or potential work delays to supervisor. Investigates work related problems such as excessive costs to determine causes. Interface with Civil Engineering (CE) work order database systems, prioritizing repairs, tracking maintenance precedence, and minimizing downtime. Supports and explains management programs to subordinates. Selects the most suitable applicants for vacancies, sometimes promoting or reassigning subordinates from within the maintenance shop. Plans, establishes and schedules leave; sets performance standards; determines performance ratings; determines training requirements; and prepares and recommends disciplinary actions, for subordinates. Advises and counsels workers on how to improve their performance and explain new work techniques. Investigates grievances and complaints; resolves them informally, notifying supervisors of those of sufficient importance or seriousness. Qualifying Experience: Requires ability to plan, schedule and direct the work operations of subordinates and a basic knowledge of administrative and personnel management procedures. Ability to supervise is required as demonstrated by experience as a supervisor or by project management assignments. Must have the ability to complete a variety of reports and track requirements and completions. Requires knowledge and experience in plumbing, carpentry, electrical, and painting trades. Requires knowledge and skill in the use of job related hand tools and machines. Ability to communicate effectively in the English language; i.e., read, write, and speak. Must possess a valid motor vehicle operator's license. May be required to lift objects weighing up to 40 pounds and heavier with assistance and perform frequent bending, lifting, and have good manipulative dexterity of fingers, bands, and arms. Requires specialized experience in general building maintenance, real property management, or civil engineering work control systems NEXGEN. Hands-on experience in diagnosing and resolving a wide range of maintenance issues is essential. This can include routine fixes like tightening hardware or adjusting door alignment, as well as more technical repairs such as plumbing leaks. Knowledge of commonly used maintenance equipment and materials. Excellent time management and organizational skills. Understanding of current safety regulations and protocols. Strong troubleshooting skills to identify and address building maintenance issues. Performance is measured based on results achieved, i.e., success of total operations in terms of customer satisfaction and work task completion. Perform supervisory duties in accordance with established policies and procedures. Actively participates in recruitment and development of staff members. Ensures that proper maintenance and/or repair of FSS facilities and grounds are accomplished in a timely manner and IAW applicable directives, policies, and procedures. Ensures that all equipment and supplies related to the upkeep o FSS facilities. Ensures that fire, safety, and security directives are adhered to be subordinates. Carries out oral and written instructions in an acceptable manner. Communicates effectively both orally and in writing. Works in a courteous and cooperative manner with guests, co-workers, supervisors and outside agencies. Performs routine duties with little need for supervision or assistance. Implements and maintains an effective internal control system to preclude or minimize the potential for fraud, waste, and abuse. Keeps supervisors informed or progress and advises supervisors of significant developments that may impact plans, projects, or operations.

Education

Some federal jobs allow you to substitute your education for the required experience in order to qualify. This position does not allow for education substitution. FOREIGN EDUCATION: Education completed in foreign colleges or universities may be used to meet the requirements. You must show proof the education credentials have been deemed to be at least equivalent to that gained in conventional U.S. education program.
