building maintenance worker
Acero Property Services Inc. is seeking an experienced and proactive *Maintenance Coordinator* to oversee the maintenance, repair, inspection, and operational needs of a residential housing Co-op. The successful candidate will be responsible for maintaining residential units, common areas, building systems, and grounds while ensuring compliance with all applicable health, safety, and regulatory requirements.
This position requires a hands-on maintenance professional with strong organizational, administrative, and contractor management skills who can work effectively both independently and as part of a collaborative property management team.
*Key Responsibilities*
*Maintenance Operations*
- Perform general maintenance and repairs to residential units and common areas, including heating, plumbing, electrical, drywall, painting, flooring, windows, lighting, and building systems.
- Complete maintenance and repair work on building facilities, interior and exterior building components, grounds, entrances, and assigned parking areas.
- Prepare units for move-ins and complete repairs for move-out units.
- Identify infrastructure deficiencies and participate in developing maintenance, replacement, and repair plans in collaboration with the Property Manager and external partners.
- Oversee maintenance and repair requirements for residential units, common grounds, and building systems to preserve asset value and maintain operational efficiency.
- Ensure compliance with applicable codes, regulations, and standards, including Fire Code, Elevator Code, Electrical Safety Authority requirements, and other relevant legislation.
- Complete work orders, maintenance records, and related documentation accurately and promptly.
- Advise the Property Manager of repairs requiring specialized contractors or technical expertise beyond the scope of the position.
- Participate in weekly property management meetings to review maintenance activities, infrastructure concerns, and health and safety matters.
- Perform other related duties as assigned.
*Contractor Relationship Management*
- Assist the Property Manager with sourcing and coordinating external contractors for specialized repairs and maintenance projects.
- Monitor contractor performance to ensure work is completed according to approved scopes, timelines, budgets, and quality standards.
- Oversee contractor services including preventative maintenance programs, pest control, elevator maintenance, fire safety systems, landscaping, and other contracted services.
- Review completed contractor work and sign work orders when repairs meet required standards and specifications.
- Escalate concerns regarding contractor performance, workmanship, safety practices, or service quality to the Property Manager.
- Maintain positive and professional working relationships with vendors and service providers.
*Inspections and Building Systems Management*
- Conduct daily, weekly, monthly, and annual inspections of residential units, common areas, building systems, and mechanical equipment.
- Document inspection findings, deficiencies, corrective actions, and maintenance recommendations.
- Monitor repair and maintenance activities to ensure completion and quality workmanship.
- Assist with annual fire inspections and unit inspections.
- Coordinate and oversee monthly and quarterly contractor inspections to ensure contractual obligations are met.
- Maintain accurate inspection logs and provide timely updates and reports to the Property Manager.
- Participate in health and safety audits and support corrective action initiatives.
*Health and Safety*
- Follow all workplace health and safety policies, procedures, and regulations.
- Wear and utilize appropriate Personal Protective Equipment (PPE) while performing maintenance duties.
- Identify and report hazards, safety concerns, and infrastructure issues promptly.
- Support a safe and healthy living environment for residents and staff.
