Job Description
We are seeking a Quantity Surveyor (Site QS) to support the commercial and contractual management of a condominium construction project in Central
The successful candidate will be responsible for quantity surveying activities, including cost estimation, procurement, subcontract administration, progress claims, variation orders and final accounts.
Candidates with relevant main contractor experience in condominium construction projects and who are available to commence work within a short notice period are encouraged to apply.
Key Responsibilities
- Prepare and review project cost estimates, budgets, cost reports and expenditure forecasts.
- Handle subcontractor sourcing, procurement, tender evaluations and award recommendations.
- Prepare and administer subcontract documents and maintain accurate contractual records.
- Evaluate and process subcontractors' progress claims, payment applications and payment recommendations.
- Prepare, assess and manage variation orders, including quantity measurements and cost assessments.
- Assist in the preparation, negotiation and settlement of final accounts.
- Monitor project expenditures and identify potential cost variations to ensure effective cost control.
- Liaise with project managers, site teams, consultants, suppliers and subcontractors on commercial and contractual matters.
- Attend site meetings and coordinate with relevant parties to resolve quantity surveying and contractual issues.
- Maintain proper documentation of project costs, contracts, claims and commercial correspondence.
- Perform other quantity surveying and contract administration duties as assigned.
Job Requirements
- Diploma or Degree in Quantity Surveying, Building, Construction Management or a related discipline.
- Minimum 4 years of relevant quantity surveying experience in the Singapore construction industry.
- Prior quantity surveying experience with a main contractor on condominium construction projects is required.
- Experience in site-based quantity surveying and subcontract administration.
- Familiar with construction cost management, subcontractor procurement, progress claims, variation orders and final accounts.
- Good understanding of construction contracts, measurement practices and contractual procedures.
- Proficient in Microsoft Office applications, particularly Excel.
- Good communication, coordination and interpersonal skills.
- Able to work independently and collaborate effectively with project and site teams.
- Willing to work on-site at Lentor on a 5 day workweek.
- Candidates who are available immediately or within a short notice period will have an advantage.
