Project Development Manager- Data Centers
Accountabilities Lead the development of large-scale data center and infrastructure projects from executed agreements through construction readiness.
Own integrated development plans, including schedules, budgets, milestones, assumptions, and pre-construction risk management.
Coordinate permitting, entitlement processes, utility planning, infrastructure requirements, and owner obligations.
Establish project readiness criteria and ensure smooth handover of development-ready projects to delivery teams.
Evaluate project progress and provide Go/No-Go recommendations at key development milestones.
Coordinate electrical, fiber, water, sewer, transportation, and other critical infrastructure planning activities.
Manage relationships with utilities, municipalities, engineering firms, consultants, and external development partners.
Ensure technical assumptions, development requirements, budgets, and schedules remain aligned throughout the project lifecycle.
Lead development reviews, executive updates, and stakeholder alignment meetings.
Identify and resolve development risks early to prevent impacts on construction timelines, costs, and project feasibility.
Contribute to the creation of development standards, governance processes, readiness frameworks, and project controls.
Requirements
8+ years of experience in data center development, industrial development, infrastructure projects, land development, or mission-critical environments.
Proven experience managing complex development projects involving permitting, utilities, consultants, and multidisciplinary stakeholders.
Strong understanding of infrastructure development, pre-construction planning, budgeting, scheduling, risk management, and project controls.
Experience coordinating teams across engineering, construction, utilities, legal, design, and development functions.
Ability to independently manage complex projects while operating effectively in an evolving and fast-paced environment.
Strong communication and executive presentation skills, with the ability to align internal and external stakeholders.
Bachelor's degree in Civil Engineering, Construction Management, Architecture, Real Estate Development, Urban Planning, or a related discipline, or equivalent professional experience.
Experience with hyperscale data centers, AI infrastructure, or mission-critical facilities is highly desirable.
Knowledge of utility coordination, entitlement strategies, infrastructure planning, and owner representation is an advantage.
Professional certifications such as PE, PMP, or equivalent are considered a plus.
