The Opportunity We are seeking an Inspection Specialist responsible for conducting residential property inspections across approximately 800 homes in our New Braunfels and Seguin markets. This role plays a critical part in protecting property assets, documenting property conditions, identifying maintenance and safety concerns, and delivering clear, actionable repair recommendations that support efficient property management operations and informed owner decisions. This is a dynamic position that requires strong organizational skills, professional communication, and the ability to manage inspection reporting accurately and efficiently within AppFolio and CRM platforms. The ideal candidate is reliable, proactive, and self-motivated, with the ability to work independently both in the field and in an office environment. *This role will require daily travel across our New Braunfels and Seguin territories and work in our New Braunfels office. A company vehicle will be available for use.*

What You'll Do Complete annual inspections for assigned residential properties

Document property condition with clear photos, notes, and repair recommendations

Support move-in, onboard , renewal, and re-inspections when assigned

Winterization process of vacant homes

Identify maintenance, safety, habitability, lease compliance, and deferred maintenance concerns

Create recommended repair lists for Maintenance Manager review

Enter inspection findings accurately in AppFolio, CRM, or other company systems

Complete inspection documentation on the same day or by the next business day

Provide landlord-ready inspection notes, photos, and repair recommendations

Escalate urgent health, safety, habitability, or major maintenance concerns quickly

Support Maintenance Managers with accurate field information for repairs, renovations, and owner communication

Help maintain consistent and accurate property condition records across the Texas portfolio

As needed, support Maintenance Coordinators with scheduling inspections with tenants, vendors, builders, and Maintenance Managers

What Qualifies You Residential property inspection, maintenance, real estate, construction, or property management experience preferred

Basic understanding of residential home systems and common repair issues

Strong attention to detail

Strong organizational and time management skills with the ability to effectively prioritize tasks, manage competing deadlines, and maintain an organized calendar

Clear written communication skills

Ability to accurately enter notes, photos, and recommendations in mobile software

Professional communication with tenants, vendors, and internal team members

Newer model cell phone

Valid Driver's License

What Sets You Apart Bilingual in Spanish and English

AppFolio experience or other Property Management Software

SuiteCRM or other CRM experience

Prior residential inspection experience

Basic repair cost and maintenance urgency knowledge

Ability to identify issues that need to be escalated quickly
