Scope of Work

  1. Pre-Construction & Survey Control
  • Control Network Establishment: Transferring main site datums and gridlines from the main contractor to the specific floors requiring facade installation.
  • Benchmark Creation: Setting up local, high-accuracy benchmarks and reference points on every floor using a high-precision total station.
  • Instrument Calibration: Calibrating and verifying total stations, prisms, and laser plummets daily to maintain sub-millimeter accuracy.
  1. As-Built Surveys (Pre-Installation Verification)
  • Structure Mapping: Surveying the as-built concrete slabs, columns, and beams to identify deviations from the structural design.
  • Deflection Checking: Measuring floor-to-floor heights and edge-of-slab profiles to spot any sagging, tilting, or structural variances.
  • Conflict Identification: Highlighting variations that exceed allowable tolerances to engineering teams before facade fabrication or installation begins.
  1. Setting Out & Layout Marking
  • Bracket Positioning: Marking the exact 3D coordinates (X, Y, Z axes) for facade brackets, anchors, and embedding plates on the concrete structure.
  • Plumb & Alignment Lines: Projecting precise vertical (plumb) and horizontal alignment lines along the building's exterior face.
  • 3D Coordinate Control: Utilizing coordinates extracted directly from CAD/BIM models to guide the installation crew.
  1. Progress Monitoring & Quality Control
  • As-Installed Verification: Surveying facade panels immediately after installation to verify they are perfectly level, plumb, and aligned with the design grid.
  • Tolerance Monitoring: Monitoring clearance gaps and joints between panels to ensure uniform thermal expansion space.
  • Deformation Tracking: Performing periodic checks on installed facades to detect any movement or displacement caused by construction loads.
  1. Data Management & Reporting
  • BIM/CAD Integration: Downloading digital layout points from BIM software (like Revit) into the total station, and uploading field data back to the office.
  • As-Built Documentation: Generating comprehensive survey reports, deviation maps, and "as-built" drawings for client sign-off.
  • Discrepancy Reporting: Raising Immediate Corrective Action (ICA) reports when structural or facade deviations exceed design limits.
