Position overview:

We are seeking a dynamic and results-driven Leasing Executive to drive occupancy and revenue for a premium residential compound in Riyadh. The successful candidate will be responsible for executing leasing strategies, managing the full leasing cycle from inquiry to move-in, achieving occupancy targets, and delivering exceptional customer service to prospective and current residents.

Key responsibilities:

Leasing & sales activities

Execute leasing strategy to achieve and maintain occupancy targets

Generate leads through proactive marketing, networking and outreach activities

Respond to all leasing inquiries

Conduct property viewings and showcase compound features, amenities and lifestyle benefits

Follow up with all prospects within 48 hours of viewing with tailored communication

Negotiate lease terms, pricing and conditions in line with approved rental guidelines

Prepare lease proposals and secure signed lease agreements

Achieve monthly leasing targets and conversion rate objectives

Maintain detailed pipeline tracking and provide weekly leasing activity reports

Conduct market tours and competitive analysis to support pricing recommendations

Corporate & diplomatic leasing

Develop and maintain relationships with corporate clients, relocation agencies and HR departments

Execute targeted outreach programs to multinational companies, embassies and government entities

Prepare corporate leasing proposals including bulk-unit packages and preferential terms

Coordinate site visits for corporate decision-makers and relocation consultants

Maintain corporate client database and quarterly pipeline reporting

Negotiate corporate lease agreements and service packages

Support long-term corporate partnerships and account management

Attend networking events, business forums and industry conferences

Coordinate with corporate housing providers and third-party agents

Manage referral programs and incentive schemes for corporate partners

Marketing & lead generation

Implement digital and traditional marketing campaigns across all channels

Manage online property listings on leading portals

Maintain social media presence and engage with prospects through digital platforms

Coordinate photography, videography and virtual tour content for marketing materials

Develop marketing collateral including brochures, flyers and presentation materials

Monitor lead generation performance and optimize marketing spend and channels

Coordinate with marketing agencies and external partners

Track competitor activity, pricing and promotional campaigns

Attend property exhibitions, expos and community events

Generate referral business through existing resident satisfaction and word-of-mouth

Tenant onboarding & move-in coordination

Prepare and execute lease agreements in compliance with KSA regulations

Coordinate Ejar and Shomoos registration within required timeframes

Collect security deposits, advance rent and required tenant documentation

Verify tenant identification, visa status and employment documentation

Coordinate move-in scheduling with operations team and FM contractor

Conduct pre-move-in unit inspections and ensure readiness

Deliver welcome kits, compound guides and resident orientation

Ensure smooth handover of keys, access cards and parking permits

Introduce new residents to community rules, amenities and services

Follow up post-move-in to ensure resident satisfaction and address any concerns

Show unit & property presentation

Maintain show units in pristine, viewing-ready condition at all times

Coordinate staging, furnishing and décor updates for show units

Conduct daily inspections of show units and common areas

Ensure marketing materials, brochures and property information are well-stocked

Coordinate cleaning and maintenance of show units between viewings

Manage show unit access schedules and viewing appointments

Recommend improvements to show unit presentation and merchandising

Maintain photo and video library with up-to-date property imagery

Coordinate virtual tour updates and 3D walkthrough content

Ensure brand standards and presentation excellence across all touchpoints

Lease renewals & tenant retention

Proactively manage lease expiry calendar and initiate renewal conversations 90 days in advance

Achieve lease renewal targets

Conduct renewal negotiations and secure signed renewal agreements

Coordinate rent increase communications in accordance with REGA guidelines

Address tenant concerns and retention barriers proactively

Implement resident satisfaction programs to support renewals and referrals

Maintain relationships with existing tenants through regular touchpoints

Coordinate lease amendment requests and unit transfer arrangements

Process early termination requests and negotiate settlement terms

Conduct exit interviews and capture feedback for continuous improvement

Market intelligence & reporting

Conduct regular market surveys and competitive benchmarking

Monitor competitor pricing, incentives and occupancy performance

Prepare monthly leasing reports including activity, conversion rates and pipeline status

Maintain accurate CRM and leasing database with all prospect and tenant interactions

Analyze leasing trends, lead sources and conversion performance

Provide recommendations on pricing strategy and market positioning

Track lost deals and reasons for non-conversion

Report on market conditions, demand drivers and supply trends

Support annual rent benchmarking and pricing reviews

Provide input to annual leasing strategy and business planning

Customer service & relationship management

Deliver exceptional customer service throughout the leasing journey

Build and maintain strong relationships with prospects, tenants and referral partners

Handle objections professionally and provide solutions-oriented responses

Respond to tenant inquiries and support requests promptly and professionally

Support tenant satisfaction initiatives and feedback collection

Represent the property brand with professionalism and integrity at all times

Coordinate with property management team to resolve tenant concerns

Promote community events, amenities and lifestyle programs

Encourage online reviews and testimonials from satisfied residents

Act as brand ambassador and compound advocate in the market

Compliance & administration

Ensure all leasing activities comply with KSA laws, REGA guidelines and ZATCA regulations

Maintain accurate and complete tenant files with all required documentation

Process lease documentation in accordance with company policies and procedures

Coordinate credit checks and tenant screening processes

Maintain confidentiality of tenant information in compliance with PDPL

Support audit requirements with accurate record-keeping and documentation

Ensure e-invoicing compliance for all lease transactions

Maintain leasing activity logs, trackers and reporting dashboards

Coordinate with finance team on deposit processing and payment collection

Support legal documentation and dispute resolution as required

The candidate will perform all functions and responsibilities which may not be expressly mentioned in the client’s contract, but that are necessary for the proper performance of services and the conducting of activities for the effective and efficient management of the property in accordance with good industry protocols and any applicable best international standards and codes of practice.

Required qualifications & experience

Minimum 3 years leasing or sales experience in residential real estate in KSA

Proven track record of achieving leasing targets and occupancy goals

Experience with compound, residential communities or mixed-use developments preferred

Strong knowledge of KSA rental market, REGA regulations and leasing practices

Excellent communication and negotiation skills in English (Arabic proficiency highly desirable)

Experience with CRM systems, property management platforms and online listing portals

Valid KSA driver's license and access to own vehicle preferred

Professional presentation and customer service orientation

Bachelor's degree in Business, Marketing, Real Estate or related field preferred
