Maximum rent increase for existing tenancies in 2026: 4.4%

For private-sector properties , a maximum annual rent increase of 4.4% will apply in 2026 . This percentage has been set by the government under the Act on the Capping of Rent Increases for Liberalised Tenancy Agreements.

  • Rents for existing tenancies will be adjusted by a maximum of 4.4% during this period. -

  • A property that had a lower rent just yesterday may soon be listed with a new price. -
  • If you have already reached an agreement on a rental property, the agreed price will apply. However, there may still be a rent increase with effect from 1 July. The adjustments will remain within the statutory limit of 4.4%, so you won't face any unexpected, large increases.
