Cobalt is working with an established residential developer to recruit an Assistant Site Manager for a new-build residential scheme in the Home Counties.

This is an opportunity to join an experienced construction team and play a key role in the day-to-day delivery of the development. Working closely with the Site Manager, you'll help ensure the site is progressing in line with programme while maintaining high standards across quality, health & safety and customer service.

The role would suit someone who already has experience within residential construction or housebuilding and is looking to continue developing their site management career.

The Role Reporting directly to the Site Manager, you'll assist with managing the development through to completion, helping to ensure programme, quality and cost targets are achieved. You'll be involved in the day-to-day coordination of the site, working with subcontractors, trades, direct labour and the wider construction team to keep the build programme moving. As you develop within the role, you'll also be expected to take on additional responsibility and deputise for the Site Manager when required.

Key Responsibilities Support the Site Manager with the day-to-day management and delivery of the development Coordinate subcontractors, trades, direct labour and materials in line with the build programme Monitor progress on site and help ensure key programme dates and targets are achieved Ensure work is completed to the required quality standards Help maintain high standards of health & safety across the development Work closely with subcontractors to ensure work is completed safely, efficiently and in line with programme Support the management and direction of the on-site construction team Ensure the site team has clear priorities and the resources required to deliver their responsibilities Work alongside the Sales team and attend regular Sales/Build meetings Ensure relevant Sales/Build procedures are followed Carry out inspections of show homes and support the preparation of homes for customers Help identify and resolve issues that could impact programme, quality or delivery Support the Site Manager with the organisation of site workloads and resources Deputise for the Site Manager when required Maintain a strong focus on customer service throughout the build and handover process Help ensure completed homes are delivered to the expected standard About You We're looking for someone with practical construction knowledge who understands what it takes to keep a busy residential development moving. You should be comfortable working with different trades and subcontractors, managing competing priorities and dealing with issues as they arise on site. You'll also need to be confident communicating with the wider construction and sales teams.

To be successful, you should have: Previous experience working within established construction build programmes Experience within residential construction / housebuilding A strong understanding of the different trades involved throughout the construction process The confidence and assertiveness to work with site teams, subcontractors and labour to ensure targets are delivered The ability to organise and prioritise your workload as site requirements change Good knowledge of construction Health & Safety requirements Good working knowledge of NHBC requirements and Building Regulations An understanding of quality standards within new-build residential construction Experience dealing with customer service matters within a construction environment Strong communication and organisational skills The ability to work effectively as part of a wider site team while also taking responsibility for your own areas of work You should also meet one or more of the following:

Membership of the Chartered Institute of Building (CIOB) An NVQ-level qualification in Construction Management A time-served trade background with considerable experience and knowledge across the construction trades A university degree is not essential where you have the relevant construction qualifications or trade experience.
